Buying a Home, “As Is”.

 

While you are looking at properties to buy, you may run across one that is being sold, “As Is”.  This means that the owner is not willing to fix whatever may be wrong with the home in order to complete the sale.  Although you may think you have found a great deal, beware of this type of sale!

 

If you are really interested in this home, hire an inspector first and foremost.  Have the inspector check for any and all problems.  You don’t want to go into this type of buy with out knowing all the facts.  It may be that the house just needs a coat of paint.  Possibly the roof leaks and will need to be repaired or replaced.  Maybe the foundation is cracked or any number of other things could be wrong.  These problems can range from a couple hundred dollars into the thousands.  You might want to take it a step further and hire someone to test the soil or get a structural engineer to conduct tests.

 

You want to read any disclosures very carefully.  Selling the property As Is does not  relieve the seller of telling you of any “known” defects.  But you should also anticipate paying less for the home.  A seller that wants to sell, “As Is”, is not planning on spending any money on the house, so be prepared to figure in the costs of repairs in your offer and then offer accordingly. The seller should recognize that the home is less than desirable than one that is in perfect condition, so go low.

5 ways to use a Refinance

 

Borrowers can use a refinance to their benefit in more ways than one!  Here are five ideas to use a Refinance Loan.

 

1. Build Equity Faster. Many people are refinancing in order to build equity faster. If you can afford the extra money each month, this is a great way to not only build equity, but save literally thousands of dollars in interest. But brace yourselves. Even at a lower rate, the payment is going to be higher in most cases.  For those of you that plan on staying in your home long term, it may be something you want to seriously consider.

 

2. Pay off Credit  Cards. Another way to use a refinance to your advantage is to pay off high interest credit card debt.  Credit card interest is not deductible.  Mortgage interest is deductible and of course, the lower the interest rate, the less you end up paying.

 

3. Pay off your car or boat.  Again this interest is not deductible.  Why not use the mortgage deduction to your advantage?

 

4. Improve your home. Add an extra room or just paint and wallpaper the existing space. Build a deck or porch.

 

5. Put in new windows to improve energy efficiency.  Stop heat or air loss and save on the utility bills.
