Project Construction:
The housing requirements are ever increasing with the increase in
population. The cost of land has sky rocketed in major cities. The
cities have expanded to more than 30 – 40 miles away from main
business centers. The cost of 4500 sq ft piece of land is costing
around 5.0 – 7.5 million rupees on outer boundary of city where as
the same size of plot is costing 2 to 3 times anywhere in the city
area.
The people purchasing power has the range of 5.0 to 7.5 million
rupees in the city limits and near to business and commercial areas
of the city. But the prices due to size of land parcels in the city
area are out of limit for common person. Due to this developers like
ours are purchasing the big land pieces and developing it into small
town houses & 2 room flats for middle-income group. The average
profit from each unit of house sold is about 15 - 25% of sale price.
The construction period is 6-9 months. The investment is rotated at
least thrice in 2 years because most of the units are sold during
the construction and cash is reinvested to buy land for next project
and start the development.
A company is being setup as a private limited concern with
authorized capital of 200 million Pak rupees, each share of Rs/=
