150 years ago people who dreamed of becoming rich often went to
the mountains and streams of California searching for gold. Their
tools were shovels; pick axes, and metal pans. A few became rich
- most did not. Today, for those seeking to discover riches, or
at least a decent living, there is still gold lying around for
those who can find it - but most of it exists as information
accessible over the internet - and the tools you need to find it
are web browsers and search engines.

In doing research of any kind you have to be able to find and
access information and materials. This used to mean books,
papers, etc. collected and organized in a library. Catalogers
reviewed materials, classified them, assigned a number, created a
"card catalog", and arranged the materials in sections
containing like materials. Finding information was a slow, and
often arduous, task.

You had to "look up" the subject in the card catalog. If you
didn't find what you wanted under the word set you selected you
had find other words - the word or words that occurred to the
cataloger, might not be the ones you were considering. There was
never a consistent thread of analysis that one could rely upon
for finding the right books, because as you and I might think of
different words to find what we want, the book catalogers all
have their own personalities and therefore, they would frequently
select words to describe a book through their own colored lenses
of analysis.

Sometimes a thesaurus, or a reference librarian, was able to help
you find the book you wanted. And the catalog cards gave only a
hint of the actual contents of a book. Then you went to the
shelves, found the section, and looked at what else was near your
specific item of interest. Often you found "other things"
nearby, which were exactly what you were looking for in the first
place.

The computer allowed the development of electronic databases and
automated searches. The Internet allowed access to many
databases. Search Engines are able to accomplish, in seconds,
what a person could not complete in a lifetime. But always we are
at the mercy of what is in the database, and how the analysis
tools interpret the database. Nonetheless, these Search Engines
are powerful tools, which you can use to accomplish market
research to find information that can help build and grow your
business.

Most people today are familiar with, and spend some time on, the
World Wide Web - the Internet. So we know a little about web
browsers and search engines (sometimes very little). When you go
looking for information, it is the search engine that does most
of the work, and like other tools, they don't have the same
talents and skills.

In doing a web search you first have to ask a question that
contains one or more "key words", words you hope will lead you
to the information you seek. Common search engines include
Google, Yahoo, and MSN - and there are dozens of others. They
access different databases and are optimized for different kinds
of searches. Their designers create various features to find,
sort, arrange and display the search results in a comprehensible
fashion. When I did a Google search for "keyword research" it
reported 456,000 results; Yahoo reported 20,700,000 results.
Braggart! But how in the world can the program, or the user, ever
find what they are after in that many results?

One method that helps people find information that is more
relevant to what they need is clustering, which is simply a
feature of some search engines' design, which combines different
parts of the results together based on specific principles.
Clustering can also provide built-in features, which provide a
set of related terms, almost like a thesaurus, including in the
results words related to your search keywords. Using clustered
search terms will allow you to broaden the specific search and
perhaps find something like that book on an adjoining shelf that
is exactly what you need.

Search engines find web content using key words or phrases to
locate items in databases. Both when doing market research, and
when building web sites and web content, key words are extremely
important. And clustering search features help you (or your
potential customers) find similar terms, which will lead you to
related (and possibly very important) information.

Using a search engine with clustered search features will lead
you to these related items that may greatly enhance the results
of your market research. Similarly, using appropriate keywords in
your web materials can enhance traffic to your site or articles.
One search engine that has clustering search features is
http://widow.com/

Widow Search has a simple user interface. Doing a sample search
by entering "keyword research" gave some interesting results.
On the left side of the results page is a box displaying the
results of the "clustered search feature". Below this box is a
second box titled "Similar Terms", their suggestions for
extended items beyond the keywords you entered. To the right of
the boxes is a list of "Resources" which resulted from the
search. The first 10 items found by the search are displayed,
with brief descriptions, the URL and a link to the target site.
Buttons between the screen header and the Results list gives
access to subsequent items found.

The clustered search results for this case were as follows:

"Keyword Research":

  * Search Engine
  * Analysis
  * Services
  * Review
  * Worldtracker
  * Blog
  * Right Keywords
  * Competition
  * Complete
  * Discovery

Some items have a plus sign (+) in front of the listed item and
that plus sign indicates that the listed word has a sub-list,
which can be displayed by clicking the (+) button. For instance,
clicking "Search Engine" displays a list of 8 sub-items.

The "Similar Terms" box listed seven sub-items. This display is
slightly confusing since the box uses word wrap and some links
are split between two lines. Focus on the type font size - they
toggle through 3 different font sizes - when the size changes,
you are seeing a different link. Click on a link and it will take
you to another list of items keyed to the specific similar term.

Widow Search (http://widow.com/) is a meta-search engine with
significant research capabilities that produces excellent
results. However, it still requires work, thought and judgment to
achieve your goals. But, give it a try. You might just find that
you will never have a need to go to any of the Big Three search
engines ever again.

"Counting Conversions with Yahoo's Search Marketing Tool"

Ever wondered how well your Yahoo Search Marketing advertising
is converting? If you're spending money on any type of pay-
per-click marketing, it just makes sense to track how many of
your visitors are turning into customers. If you don't know,
you're just throwing good money away.

So, how are you supposed to know what's working and what's not
with your ad campaigns. Well, Yahoo has their own search
marketing tool you can use to measure those conversions
called "Conversion Counter". The tool is free to use
as part of your Yahoo Search Marketing account.

With Conversion Counter, you can track how successful your
ad campaigns really are. This tool will show you how many
clicks it takes for someone to convert.

So what is a conversion? A conversion happens when someone
clicks on your ad, visits your website and performs the "wanted
action". That "action" can range from just registering to use
your site, making a purchase, signing up for your newsletter,
or downloading something. Conversion is the wanted response
from your ad campaigns. Some type of action is performed
after clicking through to your website.

You'll find Conversion Counter under the administration tab
in your Yahoo marketing account. It can track results from
"Sponsored Search", and their "Content Match" programs. Don't
click the activate button until you have pasted the necessary
code onto your "conversion page". The conversion page of your
site is usually the confirmation page or thank you page that
appears after someone purchases or signs up at your site.

By using what's called "event tags", you can track different
conversion events such as tracking a newsletter sign up, a
download, or an actual purchase. It can even record "assists"
which will tell you the number of times a particular keyword
or phrase in your pay-per-click campaign assisted in a
conversion.

You can also assign a revenue value to be associated with each
conversion. This will tell you how profitable your campaign
keywords really are. There are two options:

1) Constant Average Value: You specify a specific dollar
amount to be used with each conversion.

2) Dynamic Value: The dollar amount is dynamically updated.
This is a good choice if you sell multiple products at
different prices.

Conversion Counter also tracks the type of visitor that converts:

1) New - (1st time visitor)
2) Returning  - (Someone who's been there before)
3) Customer - (At least one conversion before)
4) Repeat Customer - (2 or more conversions in past)
5) Cookies Off - (Those with cookies off)

Having access to this sort of information is invaluable to
any marketing campaign.

The code on your page is invisible to those using your website.
The information being tracked will appear under the "reports
and campaigns" section of your Yahoo account.

If you use Yahoo Search Marketing and haven't been tracking
your conversions, now that you know how easy it is you have
no excuse not to implement it.  Knowing how well your site
is converting browsers into customers, and  which keywords
are performing best, can help you to make more informed
decisions when it comes to your next marketing campaign.

One of the ongoing discussions in the world of Internet marketing
is whether it's worthwhile to participate in free
"list-building giveaways" as a contributor.

In these events, sometimes several hundred marketers ban together
on a big list-building project. Each marketer contributes a gift
related to the theme of the giveaway. Some events allow more than
one gift per contributor.

The marketers list their gifts on the main giveaway site, but
generally require those collecting the gifts to visit their
individual sites and join their mailing list, prior to giving
them access to the gifts.

This is how you build your list as a contributor.

The question is, "Since these new subscribers were forced
through a squeeze page and may not have otherwise joined your
list are they good subscribers?"

A second question is "Since they just finished downloading a TON
of free gifts, why would they turn around and buy anything from
you.

Let look briefly at both of those questions.

In response to the first question, I teach that you have to take
your time and build a meaningful relationship with your new
subscribers. Deliver genuine value and they will stay on your
list. Then, if you offer things that they need, they will buy
from you because they feel a connection.

Building that relationship STARTS with offering a quality gift on
that very first contact. So many people who participate in free
list-building giveaways offer gifts that they would be INSULTED
if someone offered the same gifts to them.

I participate in free giveaways with excellent results. The gifts
that I offer are often brand new audios, software, and ebooks
that I create especially for the giveaways. I do reuse them
later. I always make sure that the gifts I offer has high
perceived value.

When you give your new subscribers something that actually helps
them, they are likely to stick around, and grow to "know,like
and trust you" because they see that you actually care about
them.

In response to the second question, I sometimes offer low-priced
products right on the download page where I give the free gift.
If the offer is enticing enough, a high percentage of these
customers will buy.

However, I also understand that part of my job as an ezine
publisher is to serve as a filter. If my new subscribers did
indeed download lots of different items from a free giveaway, and
a percentage of them were... JUNK, but mine was high quality,
then they learn to expect quality from me, and will pay more
attention to future offers from me than they will from the
marketers who filled their hard drives with a bunch of useless
"fluff."

So to the question, "Will subscribers from free giveaways EVER
buy anything? the answer is an unequivocal YES, provided you did
your job.

What was your job though?

It was to treat the new potential subscribers that visit these
free giveaway sites with the same respect that you'd like to
receive. It's to treat these new "customers" as the life's
blood of your business. Treated right, they will be.

The vast majority of internet users will use a search engine
occasionally, if not frequently. Search engines are routinely
included in browsers, no matter if you use Firefox, Internet
Explorer, Safari, Opera, or Netscape, with the intent of saving
the user time.

It may seem odd to talk about saving time on the internet.
Thinking back to 15 years ago, the internet was just starting to
burst into mainstream America. The speed and reach of the
internet was mind-boggling at that time. Now we've come so far
with the technology that we actually find ourselves wanting
better and faster results.

As is true with nearly all technology, the internet has evolved
to be something much different than it was 5, 10, and certainly
15 years ago. But have internet users evolved in the way they use
the internet?

We know that humans are creatures of habit. Most of us like to do
what we're familiar with, see who we already know we get along
with, and go places we already know we like. I think it's fair
to say that the same can be applied to our internet habits.

New programs, applications, and websites are constantly being
created and marketed to users. The ones that get a lot of media
attention have a good chance of getting users to at least test
them out, even if it's just on a trial basis.

However, there are other sites on the internet that have been
around but aren't getting the attention they deserve. Let's go
back to search engines. Most people are familiar with the "Big
Three" of engines - Yahoo, MSN, and Google. If you've paid
attention to web trends over the years, you know that each has
had their heyday, with Google probably receiving the most
attention in recent years.

This is a good illustration of the fact that what is popular one
year on the web may be at the bottom of the list the next year.
Does anyone remember when http://www.webcrawler.com or
http://www.excite.com were touted as the destination search
engine? It's all a part of the natural evolution and progression
of search engines.

Another evolution of the search engine is the creation of the
meta search engine. Meta search engines are similar, in that you
type in a term or phrase to be searched. The meta search engine
then gathers results from several different search engines,
compiles them, and presents them in its own search results page.

The results from a meta search engine will vary, depending on
which other engines the meta engine is pulling from.
http://www.Dogpile.com, for instance, pulls results from Google,
Yahoo!, MSN, http://www.Ask.com, http://www.About.com,
http://www.MIVA.com, http://www.LookSmart.com, and others. This
quickly accomplishes what would take a user much more time to
open all those browser windows and type in the same search term
over and over again.

However, Dogpile does receive criticism for its compiled search
results page. The sponsored results are mixed in with the
"real" results, which can be confusing if you're not paying
attention. It's also hard to believe that the search results are
in any particular order of relevance when broken up with those
sponsored results.

Another search engine, http://www.Widow.com, uses a tried and
tested algorithm to compile its results and then order them in
relevance, without sponsored results. When doing a side-by-side
comparison of the five top search engines (Yahoo, MSN, Google,
AOL, and Fastsearch), you'll see that Widow.com comes up with
not only the most highly ranked results, but some very useful
links that the other engines didn't pull.

To illustrate my point, I looked at how the different search
engines handle a specific search word. If we take a term that has
been in the news a lot lately, "foreclosure", and type that in
to different search engines, we'll see different results.

Not surprisingly, Fastsearch had no results on "foreclosure."
Though it is one of the top search engines, its focus is on
business and information technology. So it's really not going to
be relevant for anything beyond those topics.

All of the other search engines (five of them!) had one or more
sponsored results at the top of the page. Dogpile.com, as I
previously warned you, had the most sponsored ads - an astounding
10 sponsored ads on the first results page. Plus, they're all
mixed in with the other results, with just a note at the bottom
to let you know it's an ad or otherwise paid for result.

The only search engine that returned no sponsored results or ads
was Widow.com. It sorted through the results, performed its
algorithm magic, and produced variety and depth in its results
page. Better yet, Widow has a nifty search term bar on the left
hand side that allows you to pull up search results for related
terms. Talk about saving time and energy!

Of course, the main reason search engines were developed was
because the internet is so expansive. No human can search the
entire web on their own, hoping to stumble upon the answers and
information they're seeking. Search engines are tools to help
users find pertinent information in a timely manner.

Taking a traditional approach to search engines is fine if you
have the time, the motivation, and the desire. Sometimes the best
drives are the ones where you only have a vague destination,
right? So I suppose the same can be true of using one of the top
five engines we've mentioned.

But sometimes, thinking outside of the box, can not only inspire
new ways of thinking, but can help push you or your research in a
different, better direction. The most efficient way to do that is
to utilize a meta search engine. Try stepping outside of your
usual search strategies and see for yourself why it "is"
sometimes greener on the other side of the fence. There's a
whole wide world (web) to discover and explore!

Email readers wrap text at 64 characters. IF you lines are
longer than 64 characters without a hard return - you'll get
alternating long and short lines to your text. It's very hard
to read and will stop most editors from using your work.

Finally, a resource box linking to your website is the best
value you get from distributed articles. Make certain that
your URL is complete in the resource box so that automated
content management systems can hyperlink it so you get
"credit" for your work. A complete URL will not be created
unless you include the http:// ahead of www.domain.com
So the proper URL is http://www.domain.com

Also don't include periods or punctuation after a domain as
it will cause an error when linking to your site in most cases.

Most webmasters are always looking for new and inventive ways to
drive traffic to their website. There are many proven methods of
getting the traffic to a website, but if that new increase in
traffic does not convert into sales, then is it still worth the
effort that you put into getting that traffic?

I had a discussion recently with a colleague about generating
traffic from outside of our target market. As a result of our
discussion, we decided that we certainly could utilize various
markets to get a huge boost in traffic, but since this traffic
would likely not result in any conversions, that there was really
no point in spending the time and effort on going after that
traffic.

In a previous "experiment" on one of my websites, I started
using the social networking tactic to generate traffic. I
bookmarked a page of my site and submitted to many of the
standard sites like, www.digg.com, www.reddit.com, www.furl.net,
www.spurl.net, etc.

By doing this, I was able to get a huge increase in traffic to
the site for a couple of days. The problem is, that I did not get
one single conversion from this new traffic. I used a catchy
headline and a good description of the article that I submitted
to the social networking sites, good enough to get people to come
visit the page anyway. But with the lack of getting a single
conversion, it really did not seem worthwhile to me to do again
in the future.

Now I know that some of you might be thinking, "Well, his sales
pitch must be terrible" or that "His website is poorly designed."
If this were the case, I would have no problem admitting to this,
but when I compare the untargeted traffic that I received from
the social book marking sites to the targeted traffic that I see
from organic searches I can see a big difference in conversion
rates. The targeted traffic that comes from organic searches
generally results in a 5-8% conversion rate. The untargeted
traffic resulted in a 0% conversion rate.


How To Talk To Prospects Who Are In Your Target Market

The above results lead me to believe that a much better use of my
time would be to focus more on the targeted market and to stop
wasting time on the untargeted visitors. There are many
techniques that can be used to find prospects in your target
market. Many of these techniques are old news to experienced
webmasters.

Some of these methods include contextual marketing through
programs such as AdWords, posting on relevant forums, improving
your Search Engine Optimization (SEO) for the organic traffic,
and submitting articles to article repositories. You can also buy
paid advertising in newsletters that cater to the people who are
most likely to buy your products or services. These are just a
handful of the methods that a Webmaster could utilize to get in
touch with his or her target market.

Each of the above listed methods has their pros and cons.

Time commitment and ongoing financial commitments are two of the
cons that are mentioned on a regular basis.

The pros given with all five typically represent tightly targeted
traffic, suitably primed for conversion to paying customers.


The Dick Cheney Analogy

The Dick Cheney analogy has often been used to talk about this
subject. Should you use the Rifle Approach or the Shotgun
Approach?

The Rifle Approach lets you pinpoint your target and to hit it
with great accuracy and frequency. The Shotgun Approach is
sending a number or projectiles into a flock of birds and hoping
you hit something. Dick Cheney proved that the shotgun sometimes
hits its mark. (tongue-in-cheek people, tongue-in-cheek.)

For example, if you are selling health related products, then a
media buy in WebMD would make good sense. People browsing WebMD
are already interested in health and therefore are more likely to
buy your health related products. People who are browsing on
Myspace are not motivated to think about their own health at the
time they see your ad, so your chances of success with Myspace
ads are greatly diminished.

So, if you are going to expend time and money to attract visitors
to your website, shouldn't you take care to primarily target
people who are most likely to buy what you are selling?


Playing The Odds To Our Favor

Sure, a shotgun approach can sometimes hit its mark; we know
that. But, if your cost for advertising or time expense is
exactly the same, why aim for 1-2% when you know you can hit 5-8%
doing something else?

We still mix-and-match our advertising approach. We aim most of
our projectiles at the 5-8% conversion targets. We still aim a
few projectiles at the 1-2% conversion prospects, because it
allows us to reach people that we may not be able to reach
otherwise. But, any method that we use that consistently turns 0%
is taken off of our plate forever.

If you're involved in Network Marketing or MLM - same thing,
different verbiage - one of the biggest challenges you will have
is driving traffic to your web site. Now this could be your
product site or you business opportunity site.

In many Network Marketing companies (if not all), you are given
replicated web sites to send traffic too. However, there is one
basic problem with that, and that is... they are replicated web
sites. Your website looks exactly like the website of the other
people participating with the same company. Your websites look
alike, and its keywords are exactly the same. The only difference
between your site and that of your neighbor is that you might get
to brand your website with your own name. (What most companies
fail to tell you is that the search engines frequently ignore

The most successful Network Marketers know that a replicated web
site is all fine and good, but if you want to have control over
the amount of traffic you send to your product or opportunity web
site, you need to have a domain of your own.

Why?

The basic cornerstone of any web site is the keywords that the
search engines are going to use to index your site. If you are
using a replicated web site, the keyword structure is usually
very generic and not site specific - that is the reason why
search engines ignore replicated websites.

In order to have a successful web site, you need to have control
over your site, starting with the keywords of that site and the
links that lead to your sales pages. Besides that, you might have
more than one network marketing opportunity to promote, and you
cannot promote other opportunities from your replicated websites.

But the trick, for the lack of a better word, is NOT to fight to
rank in the search engines for the same keywords everyone else is
targeting.

This would be "keyword suicide".

Every boy and his dog are probably fighting to rank for the
keywords: MLM, Network Marketing, Home based Business, and so on.
Great keywords like these are all but impossible to achieve a
number one listing through the organic search results (free
listings in the regular search results). People who are expending
their resources trying to rank for these very competitive
keywords will usually go broke, before they achieve their goals
or any profits.

You should understand that you don't need the "big gun key
words" to drive a huge amount of traffic to your website, and
therefore to what you are promoting. Start with what is called
"fringe keywords". These are less-searched keywords that are
still target-specific keywords for whatever it is that you are
trying to promote.

Think about it, you can become a big fish in a little pond, if
you target keyword phrases that the others have not thought of or
that others did not consider worthwhile. But, if you target 100
to 200 fringe (smaller searched) keywords, which are averaging
1500 queries per day, and you multiply that by the 200 keywords
your rank for, then all your targeted keywords are now getting a
combined daily query of 300,000 queries a day.

By targeting lesser-searched keywords, your chances of being
listed on the first page of the search engines just went up
ten-fold, maybe even one-hundred-fold. Just imagine having a
first page listing on 100 or 200 search engine results pages for
these lesser-searched keywords; how do you think that would
affect your website traffic? I will tell you from personal
experience - it could be huge!

So where do you start?

Well if you are like most people, you head to
http://www.Google.com, http://www.Yahoo.com or even
http://www.MSN.com and start researching keywords. You punch in
keywords, to see who has the first page listings and then head to
those sites, and check out their keywords by viewing their source
code.

Let me ask you a very important question: "Do you want to work
hard, or do you want to work smart?"

Most people will choose the path of least resistance and choose
to work smart, unless they simply do not know any better.

Doing keyword research is time consuming and it is hard work, so
to make your job faster and more efficient; instead of going to
Google, Yahoo and MSN to research keywords, you should be heading
to http://www.Widow.com

I know you have probably never heard of Widow Search, but I will
tell you now: if you are trying to do keyword research, you
should forget about http://www.WordTracker.com and all of those
other paid keyword research tools. I have found in my own
experience that the keyword research tools are generally flawed
and offer me only one piece of information that I cannot get from
Widow. The one missing component is the estimated search traffic,
but if you are targeting "fringe keywords", then the volume of
search is a really small consideration in your strategy.

Widow.com is a Meta search engine. With one click of a button,
you can get the listings for your keywords from Google, Yahoo,
MSN, http://www.DMOZ.org and http://www.AllTheWeb.com

Here's how Window.com works: like most Meta search engines,
Widow does not own the database; it creates what is known as a
virtual database. It takes your request, in this case your
keyword research request, to several other search engines and/or
databases and aggregates the results into a single list and
displays them according to their source.

Not only does Widow provide you information for your query from
multiply search engines, it also has a Cluster Search feature.
This feature is set as the default search setting; you can turn
it off and just have a blended search if you prefer, but once you
understand the power of a clustered search, I don't know why
anyone doing keyword research would want it turned off. You can
also set the number of result views per page.

Here's how the clustering feature is a huge time saver and its
many advantages. Let's use the keyword phrase "Network
Marketing" as the phrase that you wish to do keyword research.

Currently when I type in "Network Marketing", it is showing the
top 10 results from the multiple search engines Widow accesses,
but on the left hand side of the page is my Cluster Search
Results. My cluster search results has provided links for the
following:

Resources, Company, Multi Level, Companies and Income; there are
more, but these are the top five cluster results. In addition,
within each one of these results are even more results. Now many
people say that all a cluster is doing is to attempt to display
themes within your results. Yes, that is true and that is a good
thing. Remember, the strategy I am talking about here is to find
the keywords on the "fringes" of the primary keyword phrases,
so themed results will allow you to uncover those fringe keywords
more quickly and efficiently.

The cluster search results allows you to drill down into the set
of your results and to do it all from one search engine and one
search query.

Here is the other huge advantage of using a Meta search engine
like Widow, over let's say Google (the big boy on the block).
Meta search engines like Widow clear away all the clutter and
paid listings that are found on search engines like Google, Yahoo
and MSN.

When you think about it, all of these search results on the big
three search engines are competing for space and the attention
from the user, for its paid advertisers. Web crawlers are
influenced by cross-linking, Google-bombing
(http://en.wikipedia.org/wiki/Google_bomb), and the efforts by
commercial webmasters to skew the PageRank (link popularity)
scores. Therefore, the result given back to you is not a true
picture of the available information, because of all the
influential factors that are typically associated with search,
can be manipulated by commercial enterprises.

However, a Meta engine like Widow must combine the search results
and average those results (votes) from the related search engines
to reveal more comprehensive and accurate results. Moreover, to
keep the search result as unbiased a possible, Widow does include
many paid search listings.

This benefits the user by eliminating duplicate hits and grouping
the most relevant results at the top of the list. You are now
doing a more efficient search of the web, and you're doing it
with one search engine. Given that the Widow Search tool also
incorporates Clustered Search Results and Similar Terms in its
search results, the network marketer will find the task of
keyword research greatly simplified and more comprehensive, than
keyword-research gathered from another source. And more
beneficially, Widow Search is a free service, available not only
to webmasters and network marketers, but also to the general
public.

So I ask you again "Do you want to work hard or work smart?"

Once you have used Widow Search as often as I have, you will
finally understand that the old way is the "working hard" way
and Widow Search is the "working smart" way. Check it out. I am
sure that after you have used it a few times, you will agree with
me on this one.

You know it is funny in a way. Webmasters have learned that the
most important thing that they can do to improve the traffic to
their website and to attract attention from the search engines is
to build links to their website.

But when it comes time to actually start building links to one's
website, people typically pick out the hardest way to accomplish
the task and then they get to work.

Working Hard

People have been told about various ways to build links to one's
website, and they go through the process of picking out the
method that they would prefer to use. It is kind of ironic that
most people pick the method that they believe will be the easiest
and least expensive to achieve, and when all is said and done,
they will have picked out the hardest, least effective method of
building links.

For example, most newcomers to online business choose:

  * Reciprocal links;

  * Directory submissions.

With Reciprocal Links, people buy a software package that helps
them to search out websites that are supposedly "related" to
theirs and then they send an email to the person who owns that
website, proclaiming the benefits of trading links and asking for
the link.

With directory submissions, webmasters can get software that is
supposed to help with the process, but it takes hours just to
submit one's website to a few dozen directories. Fortunately,
there are service providers who also provide submissions to web
directories. Regardless of how you get links submitted to web
directories, you generally have to pray that those web
directories are approving submissions, since most owners have
abandoned their directories.

Beyond the time required setting up links in this fashion, and
the frustration of getting very few links for the amount of time
spent, the worst part of the equation is that the search engines
tend to ignore links gained through these methods, and few humans
find and follow those links.

Internet newcomers using these methods frequently spend a lot of
time trying to promote their websites, and in the end, they have
accomplished nothing more than wasting a lot of their limited
time and energy.

Working Smart

What if I could show you a better way? Would you be intrigued
enough by my methods to try them for yourself?

My point in sharing this with you is not to annoy you, but to
help you get better results in much less time.

When we launch new websites, we ignore reciprocal links and web
directories altogether. We consider both to be a complete waste
of time, effort and money.

Let me put this into perspective for you by giving you a real
life example.

On November 18th, 2008, we bought and built a new niche domain:
http://www.shoppingtraveldeals.com/blog/

Today is December 27th, so this site has only been active for
just under six weeks.

We purchased the domain on the 18th, had it set up with content
on the 19th, and then on the 20th, we started promoting this
website. We released our first and second reprint articles,
promoting this site on the 20th of November. We released our
third article on the 24th and the fourth on the 25th. Then we
released our fifth article promoting the website on December
15th.

We also set up bookmarks for the main page of the website in
Stumbleupon, Digg and Propeller.

In the 39 days since we bought this domain, our website has seen
520 unique visitors. The site received 86 visitors in November
and 434 so far in December.

Now here is where it gets interesting.

We have received traffic from 66 unique web pages, and we have
received click-through traffic from Google and Windows Live, with
86% of our search traffic coming from Google.

On our search engine traffic, we have received traffic on 171
unique keyword phrases. In order to better understand this search
engine traffic, we ran the top 25 search terms through Google to
see where our website ranked in the search results, and this is
what we came up with:

  * Two #1 listings;

  * Ten listings that were ranked from #2 to #4;

  * Ten listings that were ranked from #5 to #10;

  * Two listings on page two of Google's search results (#11 to
#20);

  * One listing on page three of Google's results (#21 to #30).

We built this website with the express intent of earning
affiliate commissions in the travel industry. The prognosis is
good, as we have already started earning money from this website,
and in terms of our current earnings, we expect to be in the
black against our initial investment into this website, within
about three months.

More About Reprint Articles

The concept of the reprint article is to write an article and
give it to other webmasters to use in their websites and
newsletters, in exchange for a link back to your website.

Those articles that seek to teach something of value typically
get published more frequently than those articles geared to sell
a product or service. It is our fervent belief that the Author's
resource box - the paragraph that follows the article - is the
only place where a writer should try to sell his or her wares.
The goal of the resource box is to get a reader to your website,
and your website is where the real selling should take place.

Reprint articles offer good value to the people who use them
wisely. But the online marketer must first be willing to invest
the required time or money to have appropriate articles written
and/or distributed.

While it is true that I work for an article distribution company,
it is important to note that our guiding principle is that each
article distribution company will reach a different and unique
audience. As such, we always use our own service to distribute
articles and occasionally we use our competitors' article
distribution companies as well.

We distribute ALL of our own articles through our own company,
because we know that our service does provide real value. But for
some articles, we do go to some of our competitors to increase
our reach and to reach new audiences.

We actually learned to do this from some of our more successful
customers, who suggest that there are certain publishers that
only we can reach, while my competitors also have certain
publishers that only they are able to reach. As a result, many of
our customers use two or three article distribution companies,
and we do too.

Working Smarter

While reprint articles is a tool that we consistently utilize to
build links and to grow traffic to our websites, there remains a
more long-term, yet more valuable approach to building links for
our websites.

Link Bait is an idea where you create a resource that people find
so useful that they feel compelled to link to it from their own
websites.

Look at it this way. With reprint articles, we have to write the
article, and then distribute it through the sources we choose to
use to get it into circulation. All told, we will invest several
hours into writing, and then we will invest another hour to
distribute the article.

All told, we will have spent four to five hours to write and
distribute this article. In turn, we will receive dozens or
hundreds of links from related web pages (the links are from
"related web pages", because we designed the article content to
look like what we are trying to promote). Writing and
distributing articles typically creates a great return of value
for our businesses.

But consider this. Last week, we created a resource page on one
of our websites (
http://www.techcentralpublishing.com/more-article-directories.php
). This page is a list of the +1200 article directories we know
to exist on the Internet. We were not the first website to offer
such a list, but we may be the first to give the Internet
community an easy method to add new sites and to flag bad sites,
automatically from the page where the list is displayed.

If you are able to create a page such as this that people find
extremely useful, then people are more inclined to link to your
page, without you even asking them to do so. The beauty about
building pages like this on the Internet is that all you have to
do is to let people know it is there, and then the links will
roll in steadily.

One Link Bait page we built on May 1st, 2004 has been used by the
public more than 38,000 times according to its built-in counter.
And according to a Yahoo search, it has more than 10,000 inbound
links from third-party websites.

We built the page
(http://www.thephantomwriters.com/link-builder.pl) in a day,
wrote one article to let people know it was there, and then we
left the page alone for more than four-and-a-half years.

Do you see how it is much easier to build one link bait, notify
the world, and then to let people link to your web page for you?
The time invested in our Text To Hyperlink Converter was less
than 12 hours, yet it has attracted +10,000 links with almost no
promotion on our part. And this article will generate +100 links
in exchange for five hours of our time.

In Conclusion

We are working smart when we write and distribute articles to
promote a website. The Shopping Travel Deals site attests to the
value of reprint articles to build links and traffic to a new
website quickly.

But we are working smarter, when we invest the additional time to
build a link bait web page that people will appreciate and link
to for us, without any additional effort on our part.

People always seem to be looking for new ways to make money
online. There is nothing wrong with being innovative and trying
new methods to make money online. The problem comes up when

proven methods of making money online.

What has worked in the past for successful webmasters is still
working today, and will likely continue to work into the
foreseeable future. There are 4 primary areas that a webmaster
must focus on to be successful. These four areas are important
regardless of the type of website you run or the product or
service that you sell.


Conversions

Conversions are critical. You can get a million visitors to your
site, but that means nothing if none of them make a purchase at
your site. Conversions are calculated as the percentage of people
that make a purchase at your site, compared to the number of
total visitors.

The higher your conversion rate, the less traffic that you need
to your site. Many webmasters struggle with getting that
all-important traffic to their site. So instead of exclusively
chasing traffic, also work on increasing the amount of traffic
that you can convert into sales. There are a number of ways that
you can do this with your online business.

Many webmasters understand that having a compelling sales letter,
or sales pitch, is crucial. If you do not have the best possible
sales letter, then you are losing potential customers. If you do
not feel comfortable writing your own sales letter, consider
hiring a copywriter to do it for you. You could also ask the
copywriter to develop a few sales letters for your business, and
you can do a comparitive analysis to see which ones bring the
best conversion results for your business.

You can also improve your conversion ratio by paying attention to
the layout of your web pages. There are a lot of different
opinions on the best layouts for selling your products or
services. For me there are a couple of easy ways to determine web
page layouts.

The first thing that I consider is what I like and dislike about
other websites. Is it hard to find the product on the page? Is
the price hidden? Is a description of the product easy to find?
Is the ordering information easy to find?

The other factor that I look at is what successful webmasters
before me have done with their layout. There is no need to
reinvent the wheel here. Instead of spending weeks trying to
develop my own perfect layout, I will start with a template

Linking For Traffic

Now that we have covered conversions, we can talk about linking
for traffic. While your conversions may be very good, it will
never be 100%. So what this means is that the more of that
precious traffic you get (at whatever conversion rate you are
getting) will result in more sales and more money. It is known
that the more links you have to your website, the more traffic
that you will get. The links to your site are critical in driving
traffic.

First of all, people click those links. I value a link from a
high traffic website as much or more than a link from a high
PageRank site, because actual humans are likely to be clicking
the link to my website. I also place a very high value on having
articles published in ezines and newsletters, because it always
results in a nice boost in my website's traffic. The amount of
traffic that comes as a result of having an article published in
an ezine or newsletter will of course vary depending on the
number of subscribers on the list.

A certain percentage of readers will always click the links that
I have in a webpage or an ezine. And, a certain percentage of
those who visit my website will convert to sales. Having my link
appear in some ezines or newsletters can literally translate to
thousands or tens of thousands of visitors to my website in a
single day!

If you utilize article distributions, you can often get your
articles published on a variety of websites and ezines. These
articles will have your link in the author box, and you will also
have the opportunity to discuss your web site and the products or
services that you offer in your author box. This being said, the
more effort you put into writing a good article and author box,
the more likely you are to get some traffic as a result.


Linking Popularity

Building links for search engine placement purposes is just as
important as linking for traffic. The more relevant back links
that you have coming into your site, the higher your website will
rank in the major search engines for your keywords. Back links
are one of the best ways that you can get your online business to
rank near the top of the search engines for your niche.

Be sure to use an anchor text on those links that is the same or
similar to the keywords that you are targeting. Also, try to get
those back links from relevant sites as much as possible. By
this, I mean try to get those links from sites and webpages that
have something in common with your site. A link from a webpage
about bird watching will have little in common with your website
about automobiles.

To illustrate the importance of back links, look at Digg.com
(http://www.google.com/search?q=link%3ahttp%3a%2f%2fdigg%2ecom).
They have a whopping 263,000 back links, which is why they are
one of the most popular social book marking sites on the
Internet.


Link Baiting

Link baiting is a great way to get those important back links,
both for traffic and for link popularity. But, what is link
baiting? It is when you have something so interesting / amusing /
informative / useful that people will want to link to you,
without you asking them to do so. Having something on your site
that people will blog about, tell their friends about, or to send
emails to their contacts about, is what constitutes link baiting.
Your bait is so powerful that the fish will basically jump into
the boat, without you ever needing to ask!

What kind of things work as link bait? This will depend a lot on
the audience that you are trying to reach. In the SEO world, good
link bait is placing free webmaster tools on your site. This
means that people will bookmark the site; refer to it on forums,
and possibly blog about what they learned by using your free
webmaster tools.

If you are able to grow a reputation among your niche market as
an expert, people will cite you and your website because of the
quality information that you offer. If you run a humor site,
people will forward the URL to their friends and tell them to
check out a certain page.

Link baiting is also why the social book marking is exploding in
popularity. If you have an article that gets onto the front page
of Digg.com via link baiting, you will have an explosion in
traffic. The same can be said for all of the major social
bookmarking sites.

Link baiting is all about offering something unique that people
will want to tell their friends about and that they will want to
talk about. Spend some serious time thinking about what you can
offer to your customer base that will result in successful link
baiting for your website.


In Conclusion...

If you spend your time focusing on these 4 ways to make money
with your online business, you are sure to be well ahead of most
of your competitors. Optimize your site for conversions, build
links for traffic, create links for popularity, and dangle some
link bait for others to share, and you will find your customer
base beginning to grow, and you will see your sales will start to
improve.

In the earlier days of the Internet, if you saw a website that
really excited you, how would you go about telling your online
friends about it? If you couldn’t talk to them over the
telephone, you would have to email them or send them a link via a
chat room.

Well, now there is a new alternative... social bookmarking.
Social bookmarking is a concept where users ‘tag’ sites of
interest. After that happens, these tags show up in two places:
the user’s profile, (which looks like a mini-site to other
users), and the homepage of the bookmarking network. The latter
will display the tag temporarily, before it gets displaced by
newer ones.

Anyway, once a tag is entered into the bookmarking network, other
users are free to rate it. URLs with higher ratings gain more
prominence in a social network. In turn, those with lesser
ratings tend to lose presence. And, if a tag is considered to be
spam, it will be forever banned from the network.

So, what potential does social bookmarking have for Internet
users? Well, most of these networks have an interactive “Web 2.0”
quality. Sure, you’re tagging websites, but you’re also
interacting with a community.

In fact, thanks to the way in which bookmarking works, many
people could avoid wasting money on ineffective products or even
worse, online job scams. If they are unsure about the legitimacy
of a site, they can see if it has been tagged before within a
social network. If it has, chances are you can get an idea of
what others think about it before risking your own money.

Social bookmarking can also be useful for Internet marketers.
After they have uploaded their site onto the Web, they can let
people know about it by creating their own bookmark. If the
website is worthwhile, other users will give it a good rating.
This gives you some pagerank, even if it is on a smaller scale.
Plus, it’s an excellent source for free traffic.

In conclusion, social bookmarking is an interesting concept for
people who want to combine their love of surfing with online
communication. Through these networks, you can learn about new
sites or tag your own sites while getting a chance to meet new
people. Indeed, it’s a simple concept, yet it offers
extraordinary value both in terms of practicality and

There are a LOT of free giveaways in the Internet marketing niche
right now... So many, that we tend to ignore them.

I want you to be smarter than that. I want you to look at these
free giveaways not just as a source of product that you can use
personally to improve your business...

I want you to look at these giveaways as:

1) A source of excellent private label rights product that you
can download, re-title, create new graphics for, do some minor
editing, and then sell to a market that's NEVER seen these
products before.

Ninety-nine percent of the free products GIVEN away during these
events will be products that with just a little effort you CAN
turn into marketable products.

These giveaways include products that span niches such as
personal development, health, pets, relationships, marketing,
etc., so there a good chance you'll find something that you CAN
use regardless of your niche.

2) A source of excellent BONUSES. When you are selling affiliate
products, often your customers will be comparing which affiliate
offers the best bonuses. You can take a few of these free
products and offer them as bonuses when they get the affiliate
product through you.

The SECRET here is that you need to examine the products closely,
and then do a good job describing the BENEFITS of the bonuses.
Don't just list them... tell your customers why they need and
want them!

You can also take the PLR stuff and create totally unique
bonuses.

A real world example of how I did this (outside of internet
marketing) can be seen on my cooking website at:

That webpage sells a cookbook that is currently sold out in the
print version. That's how effective that sales page is.

As you read that web page, you'll see that I offer a bonus of 38
PDF cookbooks when they buy the main cookbook. ALL of the PDF
cookbooks included as a bonus were GIVEN to me with free resale
rights!

3) Take several of these products with private label rights or
resale right and offer them in a bundle of related products, at
an irresistible price. Using a script such as Rapid Action
Profits, you can even launch your OWN affiliate program.

By doing this, you not only sell the products that were given to
you (because you know how to present them in an attractive light)
but you also get OTHERS to sell them for you... sending you a
steady stream of new customers, website traffic, and subscribers.

To locate free giveaways that I recommend, just visit my blog,
where I frequently list the ones that I've examined and can
confidently recommend.

As you look over the free gifts offered in these giveaway, ask
yourself if you need each of those gifts, but also ask if you can
use them in any of the three ways that I just described.

Simple isn't it?

If you are not familiar with Rapid Action Profit, as a way to
launch your own affiliate program inexpensively, it's a script
that you install on your website.

Rapid Action Profits makes it very easy to have an affiliate
program that actually grows itself. Simply have a link to your
affiliate program on your download page, or inside your product.

That way only a few affiliate are all you need to recruit, and
then the product itself can recruit hundreds more for you :-)

So, go ahead and download the free stuff offered in some of those
free giveaway. When you actually have a plan, prior to visiting
one of those sites, you see those free gifts in an entirely
different light :-)

For many small business owners, email is an important marketing
tool. Email helps you keep in touch with customers and prospects,
it allows you to demonstrate how you help customers thereby

When done well, email is an awesome guerrilla marketing tool.

"Done Well" doesn't mean you have absolute killer copy. In my
experience you can have a well-written, relevant marketing
message and still blow it when it comes to getting readers to
take action. If no one in your audience takes action, what's the
point?

  The Marketing Message and the Call to Action

A well-crafted marketing message addresses the following:

1. Who the message is meant for (example: real estate brokers)
and the problem (hard to sell homes in bad economy)

2. What they've tried to solve the problem (example: more
advertising, open houses, etc)

3. Why what they tried doesn't work (example: open houses
attract people who aren't really serious about buying)

4. What they need to do (strategies to better screen for serious
buyers)

5. Why you are well qualified to solve their problems
(experience, track record, education, etc.)

6. Call to action (specific steps folks reading your message
should take to work with you)

This article focuses on #6. Reason being I see so many mistakes
made with the Call to Action and unfortunately, if you don't
have a strong call to action, you'll lose a lot of genuinely
interested prospects.

Let's say you're the real estate broker reading through the
message I outlined. You've been struggling because it's taking
so long to sell the homes you have listed. Now you're hopeful.

I have to make a bunch of decisions including:

1. When should I contact Dave? Now? No, what if he calls me and
makes a sales pitch. I don't want to deal with that.

2. What should I say in my email? Should I introduce myself? Talk
about the problem. How much information do I need to provide?

3. Do I even want to contact this Dave guy? What if this is a
scam. Maybe Dave is really a nefarious hacker collecting emails
so he can steal my identity!

4. and so on.

Your simple call to action is not so simple.

So if a simple "call Dave" isn't enough information, what does
it take?

To get someone reading your message to take the next step, you
need to provide enough information for your reader to see how the
action fits within their current situation. Ways to help your
readers fit your request in include:

  What to ask for
  What to expect when they contact you

Let's go back to the message written to realtors looking for
sales help. Our realtor is feeling stressed and discouraged
because the slow economy means it takes her twice as long to sell
homes. She reads the marketing message from Dave and Co, and it
looks like Dave can help. She wants to know more and reads this
call to action.

"Get our free 10-page report, 'Secrets to Sales Success in
Tough Markets.' Call toll-free 1-800-555-1234 and leave your
name and mailing address. You'll receive your report within 7
business days. If you call before January 15, we'll include our
special guide, '50 Tips for Presenting a House to Sell.'" Like
the earlier version, this message is short and to the point. But
it also provides important details that give the reader the
structure need to take action:

  * Exactly what to do (call a 1-800 number and leave mailing
information)
  * What they'll get (a free 10-page report)
  * When to do it (by January 15 to get the report and bonus
guide)
  * What to expect (they'll get the report within 7 business
days)

Other simple details that make call to actions more effective
include maps, driving directions, hours of operation, special
discount codes, and coupons.

If the marketing message on your website, brochure, postcard, or
ad is well-done but the number of people responding to your offer
is dismal, take a look at your call to action. Adding a few
simple details that help your prospects understand how taking
action fits into their life may be all it takes to turn your

Google was ingenious when they came up with Adsense. Not only do
they get an opportunity to make additional money from their
search engines, but they also allow Internet marketers a chance
to make money in an easier manner. Why is this so? Well, with
traditional affiliate marketing, you must make a sale before you
receive commission. But with Adsense, all you have to do is
create content that will produce ads that readers will click on.
And in return for just a click, you will receive a few cents or
in many cases, SEVERAL dollars.

This is where high paying Adsense keywords come in. So how can
you find these high paying words? There are two approaches. The
easiest one involves looking up pre-made lists. The other one
involves you doing the research through Google’s Adwords tool.
Simply enter in the term you’re interested in, and the tool will
tell you how much each click is worth.

In terms of actual value, there are high paying keywords that are
worth more than $20. There are even a few that are in the range
of $40 to $69. In both cases, these keywords tend to revolve
around lawyers, debt, credit cards, schooling and illness. And,
contrary to what some may think, often times the most expensive
Adsense keywords revolve around long-tail terms over more
generalized phrases.

Either way, if you decide to promote these keywords, you could
become independently wealthy relatively quickly. However, you do
need to be aware of some things before going after these
ultra-profitable of keywords.

First off, you must remember that Google will take its cut from
each keyword. And you will not know how much they will take until
the stats start coming in. So, don’t assume that 1,000 clicks
from a $45 keyword will equal $45,000. Your cut will end up being
much less than that. But it will still be much more generous than
if you promoted a keyword that was only worth .05.

In addition, be aware that the higher paying keywords tend to not
drive much traffic because there is so much competition
surrounding them. So, unless you can beat the competition with a
Fortune 500 business, you’ll have to be more creative with how
you promote these keywords.

For example, consider the keyword “mesothelioma treatment
options” which is currently worth $32.09. There are a ton of
websites ranked for this keyword, so you can forget about search
engine traffic for this term. What you will have to do is drive
traffic through other terms with Internet articles. And, you will
have to think outside of the box to do this.

For instance, instead of promoting “mesothelioma treatment
options” you could promote mesothelioma message boards, books or
treatment centers. You could talk about mesothelioma and family
support. Ultimately, if you put your heart and mind into it,
there’s no limit to what you will come up with.

In conclusion, high paying keywords could be your ticket towards
financial independence. Yet, remember, even the gurus don’t earn
money overnight. You will still need to put in a lot of work
through proper SEO and keyword optimization. Once you do that,
the profits will surely start to come in.

If you've been around the internet for any period of time,
you're well aware of the scams arriving by email informing you
of the vast sums of money you have won. Or, if you help the
Nigerian Princess move money out of her country, you can have a
cut of it.

These scams have permeated the web so much that they have a name:
419 scams (http://en.wikipedia.org/wiki/Advance_fee_fraud). 419
is the Nigerian Criminal Code that deals with fraud. Most (but
not all) of these scams originate from Nigeria.

If you read the Wikipedia entry linked earlier, you should take
away two points:

1. These scams have been around a long time. The originated in
the early 80's and were run via letters, faxes, telex.

2. These scams come in ALL shapes and sizes. If a scammer can
come up with a way to scam someone, they will try it over the
Internet.

While there are countless variations of the 419 scam, I want to
explain the version I've seen that targets vacation rental
owners. Read on to make sure you don't fall victim to a scam.

Imagine you make a booking for someone who pays you via a
cashiers check. They accidentally overpay and when they find out,
they ask you to send a refund via Western Union. Guess what?
You've just been scammed!

As it turns out, the cashiers check is fake and it often takes
your bank weeks to determine that it is fake. By then, the
scammer has their money via Western Union, and you are left with
nothing from the cashier's check except possibly a fee from your
bank and a lesson learned. Good times.

Don't worry - it's pretty easy to protect yourself. You just
need to know how these scams work so you know what to look out
for.

These scams work like this:

1. The "renter" pays you money (rent)

2. The "renter" ask for some amount of money back. The reasons
are endless: Accidental overpayment, medical emergency, they want
to cancel the booking.

If they've paid by check, money order, or cashiers check, you
simply need to ask your bank to make sure it's cleared and is
not a fake before you issue the refund. If the "renter" asks
for a refund via Western Union or other wire service, it's a
scam.

If you end up in this position, do not refund any money until the
bank confirms the check isn't fake. The renter will play on your
emotions, telling you they need the money for medical bills or
something horrible. Unfortunately, you cannot trust them.

These scams are so common now and so hard to prosecute, that the
scammer will likely never be arrested for what they have done.
However, if you find a scammer trying to scam you by booking your
vacation home, please do the following:

  * Cease communications with the scammer

  * Notify the FBI here (http://www.ic3.gov/)

  * Notify the vacation rental listing website they used to
contact you. That will allow the website to contact other owners
that also were contacted by the same individual.

  * Notify the scammers email provider. This can usually be done
by sending an email to "abuse@" and then putting the domain
name for the email provider. For example, abuse@... or
abuse@.... The provider will usually shut down that email
address which may help other owners.

Businesses across the country are being forced to close their
doors, due to the credit crunch that is preventing those
companies from getting the credit lines that they require to
maintain operating costs. Other businesses like the auto giants
are suffering from lackluster sales, not because they produced a
bad product, but because banks tightened the reigns on consumer
auto loans, preventing consumers from buying those high-dollar
products.

As we turn on the news each day or pick up our local newspaper,
we are inundated with the bad news about the effects of the
credit crunch on the larger economy. With so much bad news about
the economy, it is easy to believe that the credit crunch is deep
running and affecting every sector of the economy. But the truth
of the matter is that the credit crunch is pretty much regional
in nature and it is only affecting certain types of lending.

Strong Regional Economies

According to an April 2008 story by Forbes Magazine, "America's
Recession-Proof Cities", some cities have shrinking
unemployment, low foreclosure rates, and a growing economic base.
The top ten cities were:

1. Oklahoma City, Oklahoma;

2. San Antonia, Texas;

3. Austin, Texas;

4. Houston, Texas;

5. Charlotte, N.C.;

6. Dallas, Texas;

7. San Jose, California;

8. Raleigh, N.C.;

9. Salt Lake City, Utah; and

10. Seattle, Washington.

In these strong regional economic centers, banks, savings and
loans, and credit unions are still loaning money for cars and
homes. I should know... I live near one of these top ten cities
and we are able to go to our local credit union to get loans for
anything we desire.

Strong Lenders

Banks are closing credit lines for some of America's largest
corporations, and in many locations, banks are withholding money
for car loans and home loans. In locations where home
foreclosures and car repossessions are high, lending is light.
Banks that need to shore up their finances are withholding loans,
even to top-rated borrowers. Other banks in a local area might be
strong financially, but that strength is offset by an
overabundance of caution in a weak economy.

The lenders who have traditionally been large and strong are now
weak, and the lenders who have traditionally been smaller and
more conservative are tending to be much stronger financially.

The smaller finance companies that tend to loan smaller amounts
of money are also strong. Since those companies typically do not
loan money on the big-ticket items such as cars and homes, they
have managed to retain a stronger financial position in the
marketplace.

an economy where big loans are hard to find.

Finding The Right Loan Product

When you are looking for a loan, it is never recommended to
figure out where you can get the money first. Instead, one should
figure out exactly how much money is needed, for what purpose,
and what terms are acceptable to acquire the money.

For example, if one needs money to buy a car, a payday loan
company will very likely be unable to loan the amount of money
needed to actually buy that car. If you are buying a used car for
under $3000 or $1500, you might be able to find a payday loan
company to give you the money, but you have to honestly ask
yourself if you could definitely have the money available to pay
that loan back within two weeks. Since payday loans are loan
products for people who need emergency cash for two weeks, one
should use a regular finance company, bank or credit union to
acquire the loan that you need months to pay back.

You might think that the easier-to-get payday loan might be your
solution for a used car loan, but once you roll that loan over a
few times, the cost of that money starts to become very
expensive. In states like Oklahoma, you would not even be
permitted to roll that payday loan over, by state law.

When you are borrowing money for two weeks or one month, a payday
loan is usually a pretty affordable option for getting that
emergency cash, but once you start rolling that payday loan over
several times, then the cost of the money becomes such that it
will easily exceed the cost of money from a finance company or
credit union.

As this example shows, more important than finding a loan is
finding a loan that has payment terms that are acceptable and
affordable for the borrower. Any loan that cannot be paid back on
schedule is a loan that should not be taken.

Responsible Borrowing

You owe it to yourself and your family to be responsible with
your personal finances. Even when you are looking to borrow
money, you should take the extra effort to make sure that the
decision you are getting ready to make is one that will not hurt
your and your families' financial future.

This means that you should never borrow any amount of money you
cannot afford to pay back on schedule. And while it might be nice
to drive a new car, one of those used cars might make better
financial sense to buy.

This is the reason so many families lost homes to foreclosure.
People bought more house than they could afford to maintain, and
they borrowed so much money that they could barely afford the
monthly payments. Their homes suffered because they could not
afford to keep up with repairs, and when an emergency expense
came up, they found that they could not make all of their bills
in that month. Once someone gets behind on payments, it is hard
to get caught back up, so the homeowners' finances continued to
get worse and worse.

Eventually, homeowners found themselves so far behind that the
bank was threatening foreclosure, and the homeowner was so far
behind that foreclosure seemed the best option to them.

Foreclosed homeowners lost all of the equity that they had
managed to build up in their homes, and after struggling for
years to keep their homes, they found themselves renting an
apartment or a house once again, and their credit ruined.

Sadly, most foreclosed homeowners could have prevented the loss
of their homes, had they only made better decisions when they
bought the home. If only they had purchased smaller homes, with
smaller monthly payments, they could have prevented the problem,
before it became a problem.

Only borrow what you can afford to pay back, and when you are
looking for a loan, make sure that you can live with the terms of
that loan.

In Conclusion...

With this having been said, there are loans out there available
to the consumer. So if you need money for a purchase, there is a
chance that you will be able to find the money you need.

But, you should be careful to only borrow money you can afford to
pay back in a timely manner, with terms you are comfortable
accepting.

As the last several years have proven, the only person out there
that is going to look out for your best interests is you. So
don't let yourself down. Take the time to understand what you
need, what you can afford, and the loan terms that are acceptable
to you, and then make a responsible decision about what you can
and cannot do.

Invest the effort to look out for your own best interests, and at
the end of this current recession, you will find yourself in a
better financial position than your neighbors who did not look
out for their own best interests.

Every now and then a financial emergency arises that you just did
not have planned in your budget. Maybe you had a fender bender
with the car and you need cash to get it running, but the check
from the insurance company will take a week or so to get here. Or
the refrigerator or washer craps out and you don't have the cash
to get it repaired, but you also can't afford to be without it.
You have run out of money before you ran out of month. Or, you
have a once in a lifetime chance to buy something you really,
really want at a spectacularly low price, but don't have the
cash.

One solution to your "one time only" dilemma could be a Pay Day
Loan - this is where loan companies will give you a short-term
loan, just until your next payday. If you qualify, many of the
companies will lend $100, to as much as $1500, for a short period
of time. Mostly what you need to qualify is a job that provides
you with a regular paycheck and an active checking account. You
will probably need to show them a recent paycheck stub and they
will probably call to confirm that you haven't just been laid
off and, therefore, have no next paycheck coming.

A loan for a car or a boat, or a mortgage to buy a house, are
secured loans - the value of the asset serves as security for
repayment of the loan. A Pay Day Loan is an unsecured loan -
there is no property to serve as security, only a contractual
promise to pay. It is a signature only loan. Usually this kind of
loan is for a term of not more than two weeks.

Pay Day Loans may be convenient, if you have an occasional need.
But this kind of loan is very expensive. Typically the fee to
borrow $100 for two weeks is over $15, more than 15%. The annual
percentage rate is staggering.

If you take a Pay Day Loan, the loan company will probably
require that you give them a post dated check for the full amount
due (including their fees). Come pay day you are expected to show
up and pay the amount due in cash - and they will then give you
back the post dated check.

If you are not able to pay off the principal amount on the due
date, the terms of the loan agreement may allow you the option of
renewing the loan by paying just the interest due, bringing your
interest cost for borrowing $100 to a total of $30 for four
weeks.

If you don't show up to pay off the loan, they deposit your
check. If the check bounces, for insufficient funds (possibly why
you didn't show up in person), you have even greater trouble -
you owe them everything you originally did plus bank fees for a
returned check plus their fees for collecting the money owed.
And, generally speaking, it is against the law to write a check
that is a "bad check". If you do it, legal action can be taken
against you - further complications, problems and costs.

If you fail to pay off the loan, as agreed, the loan company can
file a lawsuit and obtain a judgment against you. With that
judgment they can obtain an order to garnish your wages to
collect the debt owed. Generally the contract also makes you
liable to reimburse the company for all its legal costs and costs
of collection, adding further to the cost of you borrowing.

The most important thing about this kind of credit is to use it
only when you need some money for a truly temporary situation and
where you can fix the situation very quickly.

You may have heard stories of people who used one credit card to
pay off another credit card, then a third to pay off the second,
then a fourth to pay off the third, etc., with their debt
spiraling totally out of control.

Well, the same kind of thing can happen with Pay Day Loans if you
are not careful and responsible in how you handle your finances.
This is not a long term, or even intermediate term, financing
method. This is a one-time-only emergency funds technique and to
use it any other way could be very risky and extremely expensive.

How big is the Pay Day Loan industry? The Center for Responsible
Lending (http://www.responsiblelending.org/) reported in 2006
that there were about 25,000 outlets in the U.S. making Pay Day
Loans.

If you were considering a Pay Day Loan it would be worthwhile to
check it out thoroughly before applying and signing those papers.
The Consumer Federation of America is one place where you can get
a variety of information to help you evaluate the situation. The
information there explains, in detail, the mechanics of a Pay Day
Loan. According to the CFA (http://www.paydayloaninfo.org/),
industry analysts estimates $40 billion in Pay Day Loans are made
every year in the U.S.

No matter where you live, you can probably find a company locally
that will make Pay Day Loans. There are also many companies on
the Internet, which make these loans. As in any business, there
are reliable firms and firms who will try to twist the laws and
regulations as far as possible. Companies who operate on the
Internet are harder to effectively regulate than companies with a
physical office right there on Main Street in your hometown.

If every week in your life is an emergency, if every payday is a
panic, then using Pay Day Loans will probably only make a bad
situation much worse.

On the other hand,

  * If it is truly a one-time emergency, and

  * You have a clear plan which assures timely pay off of the
loan, and

  * You have researched the potential problems, and

  * You have carefully selected a reputable loan company, and

  * You have researched and understand all the terms and
conditions of the loan

then maybe - just maybe - a Pay Day Loan is the right thing for
you to do.

Jack was the head of a small high tech scientific
instrument  company. One of his best clients, let’s call them
Amalgamated Bio Tech,  wanted to place a very substantial order:
between 10 and 14 of the company's  latest machines.

  Unfortunately, the machines really weren't designed for
the  specific application the customer had in mind. They would
have done the job,  but marginally. Still, the head of
Amalgamated had great faith in Jack's  company. She pressured
Jack to go ahead with the deal. And she called two of  Jack's
partners, and they pressured Jack as well. After all, their
machines were what the customer wanted.

  Jack flew out to Amalgamated and actually demonstrated
why the  competition's less expensive machines would meet this
particular need better  than his machines could.

  "We're not in business to provide you with equipment you
won't be  100 percent happy with," he insisted. The competition
got a very nice sale  without having to lift a finger.

Of course that was the last  time Amalgamated ever bought
anything from Jack's competition. They buy more  from Jack's
company than they ever did before. But what's really boosted
sales is that in the last few years the woman that runs
Amalgamated has  become extremely influential in industry
groups. Her recommendations have  turned what Jack's partners
once called "the order Jack was too good to  sell," into what
Jack calls, "the most profitable deal I never made."

  That's the “Miracle on 34th Street†tactic. You become
Santa  Claus, sending the customer to Gimbel’s even though
you're with Macy's:  because that's best for the customer. Still,
While it worked for Kris Kringle  in the movie and it's worked
for Jack's company and countless others, I  can't guarantee the
results you might get.

I know a  middle manager who talked his superiors out of
offering him a lucrative  promotion because he knew he wasn't
properly qualified for the job. I wish I  could say he's first
on the short list for the next promotion he is  qualified for,
but I can't. Refusing the position hurt his career. Though
probably not as much as taking the job he knew he wasn't
qualified for  would have.

  All that said, obviously few things build credibility
like doing  what's best for someone else rather than grabbing
something that appears to  be in your own short-term interest.
The only thing that could ever stop me  from doing business
with the mechanic who told me all I needed was a $7 part  when
I took the car to him for a new transmission was his
retirement.

  We’ve all known businesspeople who earn so much trust
from  customers that those customers would never want to take
the risk of buying  from anyone else.

With all of the talk in the news about the potential failure of
U.S. automakers, many have begun to talk about the far-reaching
effects of the auto industry on the U.S. economy.

Few people realize the reach of the auto industry and how
integral it is to the whole of the U.S. economy. It has been said
that one-of-ten jobs in the United States are connected to
automotive manufacturing, sales and maintenance.

It is hard to track down with any certainty how many U.S. cities
would be directly affected by the failure of a single automobile
model, let alone an entire company or industry. To put the impact
of the potential failure of the auto companies into better
perspective, it is easier to study the economic reach of another
vehicle in which we are all familiar: NASA's space shuttle.

Manufacturing The NASA Space Shuttle

Since NASA is an enterprise of the U.S. Federal Government, its
employees tend to create reams of reports and make those reports
available online, for the person willing to hunt them down.

While a car is not nearly as complex as the space shuttle to
build, the manufacturing base behind the space shuttle is nearly
as far-reaching as the manufacturing base behind the automakers.

The space shuttle program relied upon hundreds of manufacturers,
located in 165 U.S. Cities in 32 states, with one component built
in Canada and one other component built in Paris, France.

These manufacturers create parts as small as the screws used to
hold components together, to the parts that make wings and the
shuttle fuselage. But NASA projects cannot stop with the building
of the flight components, since life support systems are also
essential to NASA missions.

Most space shuttle components were built in California and New
York, but components were also manufactured in nearly every state
in the southwestern, south-central, and southeastern U.S.,
including: California, Arizona, New Mexico, Texas, Oklahoma,
Louisiana, Alabama and Florida. Other states that filled out the
remainder of the list include: Washington, Utah, Colorado,
Missouri, Nebraska, Iowa, Tennessee, Minnesota, Wisconsin,
Illinois, Michigan, Indiana, Ohio, North Carolina, Virginia,
Pennsylvania, New Jersey, Maryland, Massachusetts, Connecticut,
Delaware, New Hampshire and Vermont.

When the space shuttle building era ended in 1988, a vast number
of companies had to return to the process of working in the
private sector to keep workers employed.

The Coming End Of The American Automotive Manufacturing Era?

The U.S. Congress is trying hard to find ways to finance a bridge
to the future for General Motors, Ford and Chrysler.

Some argue that the U.S. auto industry is handicapped by the
retirement plans it had set up for employees in past decades.
Whereas the U.S. automakers have large sums of money set aside
for the retirement of their employees, European and Asian auto
manufacturers who have set up plants in the United States do not
have the same kinds of long-term financial commitments to their
employees.

Financial gurus argue that the combination of retirement fund
commitments and UAW contracts prevent American automakers from
competing with foreign automakers on a level playing field. This
is the reason why some are suggesting that the best thing that
could happen to GM, Ford and Chrysler is to go under, and have
other companies pick up the broken pieces of these legacy auto
companies to start again from scratch.

But as shown in the NASA space shuttle example, the effects of
this outcome will have far-ranging and deep effects on the
stability of the U.S. economy.

Perhaps failure will be good for the auto business, but it seems
likely that Congress and the soon-to-take-office President Obama
will prevent this from happening.

The greater question for General Motors is whether they will be
able to survive until January 20th, when Obama takes the reigns
of the country from George W. Bush. It is rumored that GM only
has enough cash on hand to keep them afloat until December of
2008.

Final Thoughts

My gut tells me that it may be a bad idea to let any American
automotive manufacturer fail. My gut tells me that the Chrysler
bailout of the 1980's proved to be a good investment that the
U.S. taxpayer eventually got back with interest paid.

But my gut also tells me that it is a bad idea for the U.S.
government to be in the business of bailing out every company
with a hand extended to Congress. Maybe it would be best to let
the carmakers fail, so that whatever company rises from the ashes
could compete with foreign automakers on a level playing field.

In the end, whether Washington D.C. comes to the rescue of the
automotive industry, in time or not, America will survive and
eventually thrive once again.

In these days of discount stores, we are most familiar with the
lettering we can buy at the store, which can be glued to any
surface. But unless you are an architect, few people think about
architectural lettering as a modern-day method of adding
information to a landmark.

The Historical Past

Through centuries of historical architecture, architectural
letting has always been an integral part of a buildings' design.
It wasn't until the modern generation where people began to put
less focus on aesthetic beauty in design and more focus on the
functional use of the space, within specific budget parameters.

As sheet metal began to replace brick on a storefront, the ornate
architectural lettering of yesteryear started to pass away. As
neon began to replace signs on the main streets of America,
old-world beauty and function began to be replaced by glitz and
flash.

According to the American Institute of Graphic Arts,
architectural lettering began to disappear from buildings
immediately after WWII, with the rise of the International Style
of architecture.

Famous Architectural Lettering On Buildings

Probably the most famous architectural lettering in the world is
the words "New York Stock Exchange", carved into the marble
above the doorway of this world-renowned building at the corner
of Wall and Broad Street.

But, architectural lettering is not limited to Wall Street in
NYC. Most post offices, court houses, and other government
buildings in small towns across America, if built before the
1960's and built in the style of the Greek Acropolis, will have
architectural lettering on the outside of the building, above the
Greek-inspired pillars at the front of the building (see:

The New Style Of Signage And Architectural Lettering

Prior to WWII, the signage was engraved directly into the
building. Since WWII, the physical location of the business
became more transient, and businesses began renting office and
retail space, rather than constructing their own buildings.

But, businesses still need to tell their customers where they are
located and what the name of their business is.

In modern day, most of us tend to think about signage in terms of
the plastic, backlit type signs as used by McDonald's, Burger
King, and Wal-Mart.

Other companies that offer a bit more permanence prefer to
utilize the modern-style of architectural lettering that is often
preferred by hospitals, banks, major corporations, and

Many Styles Of Signage Lettering

Whether used indoor or outdoor, a lot of variety can be brought
into the decision on how to present a message to one's potential
and existing customers.

Plastic, neon, acrylic, aluminum, bronze, brass, zinc, and
stainless steel can be used outside or inside a building. Indoor
signage can also use glass and wood lettering.

Architects, building managers and marketers understand the
importance of using signage inside and outside of a building, but
more importantly, they understand the importance of making the
signage match the style and prominence of the building to which
the signage is affixed.

The Graphics Designer

A graphics designer is nearly as important as the choice of
materials used in the architectural signage. A graphics designer,
who understands the implementation of architectural lettering,
can put together the right fonts, font sizes, font spacing, and
coloration mixtures, to ensure that an architectural sign not
only tells the story that it needs to tell, but also does so with
style and elegance.

Think back to the IBM logo. The logo tells the story of the IBM
in its styling, and it was so potent that we all remember the way
it looks and the business it represents. That is one of the
benefits of finding and hiring a good logo designer (graphics
designer).

With the best display of your company name in your company's
signage, your business name can stand out and still tell the
message of your business. Your choice in a graphics designer will
ensure that your message is told in a way that best represents
your business.

A Difference In Style

Consider the signage of McDonald's restaurants. Its red message
board and yellow "M" is known around the world. A great logo
and signage design has that kind of power - the power to help
your company to be recognized as a "stand out" in a sea of
commercial signs.

Of course, the McDonald's signage is one that is pressed from
one sheet of plastic to be displayed at thousands of worldwide

to make here is that even McDonald's customers realize that
their signage is mass-produced.

When architectural lettering is used in signage, a business has
the opportunity to show its company as having more depth than a
cookie-cutter business model. Not only does architectural
lettering bring a three dimensional effect to one's signage, but
consumers see it as an indication that the business may bring
more commitment to its customer service than what has come to be

Although I did not vote for President Barack Obama, I wish him
well and I hope that he is as successful as President Bill
Clinton. If Obama governs as a centrist as Bill Clinton did, he
should not have any problem getting a second term. But if he
chooses to govern to the left, he will have a troublesome and
short four years as Jimmy Carter once had.

Why John McCain Failed...

John McCain failed in his quest for the presidency for a number
of reasons, but primarily because he could not or would not
explain the underlying problems with Obama's economic policies.

Perhaps he could not explain the problems of Obama's campaign
promises regarding the economy, because he did not understand
them himself. Perhaps the problems simply could not be explained
in a sound bite.

But I believe that John McCain failed in his quest for the White
House, because he would not accept advice from the faithful who
were not part of his internal campaign team. Perhaps his people
shielded him from outside input.

My wife says that the McCain team probably thought of me as a
stalker in the wild. I had sent explanations of the problems of
Obama's economic plans several times, but it would seem that my
help never escaped the email box. ;-)

Great presidents of years past were great because they surrounded
themselves with really smart people. The measure of a great
president - be it Bill Clinton, Ronald Reagan, John F. Kennedy,
Franklin D. Roosevelt and others - can be succinctly described by
their ability to find and get people who best understood the
needs of the nation and how to solve those problems faced by
average Americans.

In the end, the American people were worried about the economy,
and yet, John McCain could not show us why his approach to the
economy would be better than Barack Obamas. That is why he lost
his bid for the White House.

What Is In It For Me?

Barack Obama understood something else that John McCain seemingly
could not. President-elect Obama understood that people vote on
the premise of what is in the deal for them.

A tax cut for 95% of Americans and a tax increase for the richest
Americans is something that resonated for many people.

So long as the tax payer thinks that they will gain more than
they lose, they are frequently happy to hear promises of this
type.

This is where the McCain campaign failed to understand the
marketing of a politician. Jumping up and screaming about how the
42% who do not pay taxes now will receive a check from Obama, as
if that were a bad thing, alienated the 42% who do not pay taxes.
To argue that this was the equivalent of "welfare" was to stomp
on the hopes and dreams of 42% of the electorate.

To have told the story to the American people in a way that could
have swayed the electorate to McCain would have been to explain
the underlying economy of Obama's plan. But John McCain could
not or would not do so.

The rich voted on principles different than the economy, because
the rich understand what I am getting ready to show you now.

Shifting The Tax Burden To Business

Under the basic structure of Obama's tax plan, he is going to
eliminate most taxes paid by those who work for a living. On the
surface, that seems like an awesome plan. Even I would benefit
from lower taxes under Obama's plans.

But here is the problem...

The Republicans utterly failed to tell us this story, so that
most of us could understand the fallacy of this plan.

Higher taxes for business will not eliminate jobs directly, as
described by the Republican brand! As a business owner, I have a
hand's on understanding of this scenario.

Businesses will do what is possible to bring the same amount of
after-tax profits they have seen previously. Especially when the
business is a sole proprietorship like mine, our profits become
our incomes. So, if I need $70,000 per year to sustain my
lifestyle, I will find ways to increase my business back to the
level I need to be at to sustain my standard of living.

Taxing my profits only ensures that I must earn more money, so
that I can maintain my standard of living. Laying off people is
not an acceptable option, because fewer staff will ensure a
shrinking ability to earn the money I need to keep my standard of
living.

Since I am not willing to lower my standard of living and laying
off people is not an option, I will have to find other ways to
make the difference. The only way that I am going to be able to
maintain my business is to increase my prices. And so long as the
consumer feels that my products and services are necessities in
their lives, my customers will pay the higher prices.

How This Affects You...

The bakery company will not cut its profits or lay off people;
instead, it will increase the price of a loaf of bread.

The lumber store will not cut its profits or lay off people;
instead, it will increase the cost of lumber.

The oil companies will not reduce its profits or lay off people;
instead it will increase the cost of gasoline.

All in all, the prices of all products and services will increase
to reflect the new tax environment.

As prices eventually increased to reflect higher fuel prices
during the summer of 2008, so will all prices increase to reflect
higher business taxes and the increasing prices of all raw
materials, due to higher business taxes. Increasing prices for
any reason will increase the rate of inflation for everything in
the United States.

Amazingly, the 42% who did not pay taxes under George Bush will
now be paying the new taxes on everything they buy. And you will
pay those taxes, because you cannot stop eating or buying goods
and services.

Whereas 42% of Americans do not pay taxes now, all Americans will
soon be paying for Obama's "new taxes on the rich".

Maybe that check that Obama will send the 42% who do not pay
taxes now will offset the increase in the cost of living - maybe
it will not.

Will Obama's Economic Policies Reflect A Net-Gain Or A Net-Loss?

If the tax cut for the middle-income and the checks for the
lower-income families are greater than the increased cost of
goods and services, then this plan will be a net-gain for all
middle- and lower-income families home finances.

If the tax cut fails to add enough money to the budgets of
families to offset the increased cost of goods and services, then
the American people's personal finances will experience a
net-loss.

It is all about standard of living. Will you in four years have a
better standard of living under Obama's tax cuts? Or, will you
find that the increased cost of products and services have eaten
away the benefit that you received from Obama under his tax cut
for 95% of American taxpayers?

In Conclusion...

I am not very optimistic about middle- to lower-income families
finding a net-gain under Obama's tax plans... But, I hope that I
am wrong.

Many pundits suggest that Barack Obama will not be able to keep
all of his campaign promises, and it is still my hope that in
four years we will be able to look back to see that Obama's tax
plan was one of the promises that Obama did not keep.

Three Reasons Why Your Customer is Your Best Advertisement
While you might already know that your customer is always
right ' and make steps to ensure that they know this too '
did you realize that your customer can also be your best
advertisement?  It's easy to forget that customers interact
with our businesses more personally than we ever will.  And
while we think we know our business inside and out, it's
actually the customer that sees whether or not our business
is doing the job it says it can do.  Here are three reasons
why your customer is your best advertisement ' and why you
need to make sure they're always satisfied.

They Will Share Their Good Experiences

Nearly everyone has a story about a good customer service
experience they've had with a business.  Whether there was
a problem that got quickly addressed or perhaps the
business simply went above and beyond what was expected,
nearly everyone has had one moment in which they wanted to
sing the praises of their business transaction.  So, if you
had this experience, you told people and then they went to
the business you did and then they told others of their
experiences, etc.  When something good happens, people are
going to talk about it, letting you get more positive
advertising than you could ever get on your own.

But at the same time, you need to remember that if there is
a bad experience; customers are more than likely going to
share that too.  When things go wrong and you don't take
the time to fix them, you are going to start a conversation
between your customer and their friends ' one that ends up
in you getting less business.  Each experience that your
customer has with your website or with your business should
be as positive as possible.  While you don't have to go out
of your way each and every time, it's better to be more
than they need than to be less than they deserve.

They are More Believable Than You Are

So, what makes these customer experiences so important to
your advertising?  Customers who talk to their friends and
to their family are more believable than you will be.  This
isn't to say that you're not trustworthy, but people tend
to believe things they hear from their friends more than
they will trust things that come from a business that wants
to make money.

Again, this is why treating the customer well is so
important. Because whatever they share with their friends
is going to be taken as the absolute truth, you aren't
going to get a second chance to change their minds.

They Can Give Testimonials

When a customer does have a good experience with you, you
might want to talk to them about writing a testimonial.
This is simply a summary of the compliments they have about
your business that can be posted on your marketing
literature or on your website.  In exchange, you might want
to offer them a discount on future purchases, but many
people will simply be excited to see their name and their
picture on your business site.  These testimonials should
be verbatim of what your customer says, along with a
release that says you can use the statement for your
business.  If you receive a testimonial that isn't written
as well as you might like, as the customer if you can edit
it and then show them the changes you made.  If they agree
to the final copy, then you have another marketing tool at
your disposal.

Your customers are the best advertisements for your
business and you need to make sure they are advertising
well.

Improve your credit score before it's too late
Your credit score is everything these days. Maybe you are
just one of those individuals that would rather not know
what is on your credit report. Let's assume you just got
laid off, and now you have to find a job. Guess what
employers are doing now, they are pulling your credit
report to determine your risk. Typically people with good
credit are not going to steal; they seem to have their life
in order, etc......according to corporate companies. So if
you have had some bumps and bruises on your credit report
this is the time to get a recent copy of your free credit
score report and start working on your credit. Here are
some pointers on what is needed to increase your FICO score.

Secured Credit Cards
If you don't have any credit and your current credit report
is littered with collections and charge offs, you will need
to establish new credit. Yes I know credit cards are evil,
but they are a necessary evil these days. I would recommend
getting some secured credit cards with Orchard Bank. They
are a credit card bank with low fees, and typically require
a $200.00 deposit into there account to secure the card.
This process will get some good revolving credit reporting
to all 3 credit bureaus on your behalf. Typically you need
a couple of credit cards reporting. So go a head and get a
few different secured credit cards. Since authorized user
accounts don't help anymore, secured credit cards are the
quickest and most reliable way to get your credit
established or re-established.

Collections Accounts
There is a common misconception that collection accounts
can be removed even though you owe them money. A collection
account will not go away until the account is set to
expire, which is 7 years from the collection date. That is
a long time to wait for something to disappear on your
credit report. The fastest way to get your scores up with
collections is to pay off the newest collections first. I
guarantee you once the account is updated from a balanced
being owed to "paid in full" or settled, your scores will
go up. Once you pay off the collections make sure you get
letters from the collection companies stating what was
done, either paid in full or settled on. After about 60
days re-pull a copy of your credit report with scores and
make sure they updated with the credit bureaus.

Quick Credit Fixes
Folks there are no quick fixes to credit repair, Fair Isaac
shows that in their FICO&reg; score model that time is also
part of the credit scoring recipe. Yes there are some
tricks I know that will get your credit sores up, but time
is also a factor as well. The main key is to make sure you
don't have late payments while you are doing this entire
process, make sure nothing goes to collection. The banking
industry will never be same again because of the amount of
mortgage foreclosures. I guarantee you the lending industry
is tightening so much currently that families with good
credit could have problems getting loans. So make sure it's
not too late, if you are getting ready to make a big
purchase like a new home for the family, make sure your
credit is in line with today's times. One thing I know for
sure, and that is the lending institutions are going to get
even tougher. So instead of getting told NO, get told YES.

Beware the Life Coach Who Offers to Help You Fulfill Your Dreams
What on earth is happening out there?  When I attend
professional association meetings and am routinely
assaulted by "life coaches" trying to pitch me as a client,
I wonder if the professional world has gone slightly mad.
Now I know this does make me sound solidly middle-aged, but
I was doing executive coaching before it had a name.  When
on earth did it morph into "life coaching" and take on this
strange, frothy form?  Good grief.  It's just embarrassing.

These days, you'll have to pierce through a lot of noise in
the system to get to a good coach whether of the career,
leadership, or personal variety. I know, because I am
always trolling for affiliates to join my team. For what
it's worth, here are the minimal criteria I think you need
to use.  I use them myself when screening candidates.

Screen without any hesitation for ALL of the following:

1. Good personal chemistry and a sense of trust.  Done
right, coaching of any variety will quickly put you in some
very vulnerable and occasionally uncomfortable places
(sorry!).  You must be able to trust the coach both
personally and in terms of his or her professional
competence.  If you can't let down your guard with the
coach, you won't grow.  A "maybe" should always be a "no."
If you don't feel good chemistry and a gut-level sense of
trust in your first meeting, move on.

2. Substantial demonstrated results.  Has the coach worked
with others at your level and in similar professions?  What
goals did these clients have?  Were these goals similar to
yours?  If so, what results did they achieve?  Some might
blab on about how results are hard to define.  That's
nonsense.  Don't waste your time with anyone who can't
demonstrate results with clients who are in some meaningful
way similar to you.

3. Availability.  A coach should be available to you, and
not just during prescribed meeting times.  Everyone learns
differently.  Not everyone grows best through weekly
one-hour structured meetings.  It's a relatively personal
relationship, but a business one between peers first and
foremost.  As such, I expect coaches to take calls between
appointments and from time to time after the official
coaching process has been tied off.  Some of my clients
don't even set appointments any more.  They call me when
they need me.  If a potential coach squirms at this idea,
it makes me wonder why he or she can't better manage time,
client expectations, and fee schedules.

4. Speed.  Unless you drag your feet, you should be able to
experience some progress and personal improvement within
the first 1 - 2 weeks after the initial assessment is
complete, in some cases sooner.  Coaching is not therapy,
and no coach should assume that it will take months for you
to show any improvement at all.  The only thing that
improves with that attitude is the bank balance of the
coach.

5. Strategic focus on strengths, and not just because
Marcus Buckingham made it trendy and cool.  We lead from
our strengths, and studies had proven this years before
Now, Discover Your Strengths hit the bookstores.  A good
coach helps you figure out how to better leverage and
develop your strengths in order to make progress toward
your development goals.  He or she will also help you
figure out how to manage or improve your weaker areas, but
your weaknesses shouldn't be where you spend all of your
coaching time, or even most of it.  Now if I could only
convince some of my clients of that...

These items are completely discretionary, depending on your
interests and needs:

1. Age and Gender.  If you want someone your own age (or
older or younger, for that matter), it's o.k. to ask for
what you want.  Likewise, if you believe you would feel
significantly more comfortable working with one gender over
the other, seek out what you want, and curb any feelings of
guilt that you might be ageist or sexist.  It's more
important that you be comfortable enough to be open than to
be politically correct.  Your coach is an objective
outsider, not an employee.  Clients always apologize
profusely when they call to ask for a male coach, but I
never take it personally.

2. Industry knowledge.  As much as we all like to think
that our companies, roles, and industries are unique, the
truth is that the majority of leadership challenges are
similar across industries.  Industry experience can help
some people feel more comfortable with their coaches from
the onset, but consider the counterargument -- the less
industry experience, the less likely you are to learn that
your coach is also developing your direct peer at your
direct competitor.

3. Broader consulting or management experience.  In my own
experience, I have found that the best executive coaches
have a great deal of other business experience and do not
dedicate 100% of their time to working as coaches.  This
gives a broader perspective, but that may or may not be
important in your particular situation, particularly if
your development goal is of a personal nature.

When it comes to career coaching, you're swimming in some
mighty strange waters these days.  So strange that career
coaching deserves its own spotlight in this article.  If
you seek coaching in anticipation of a big career move, you
could experience a strange irony:  your so-called career
coach could do damage to your career.

Career coaching has become a popular field, along with its
sidekick, resume writing. There are no barriers to entry,
with the extreme variations in quality that you might
expect under those circumstances.

Gone are the days when you could count on your career coach
to have a graduate degree in career counseling and years of
experience. You absolutely must ask for and check
credentials of anyone claiming to be a career counselor.

The worst are the career coaching services that charge
thousands of dollars to provide executives and aspiring
executives with a "marketing director" to write your resume
and tell you how to pitch yourself.  There's certainly some
quality to be found out there, but mostly I come across
expensive junk.  For example, I recently blasted two of
those resumes to bits and it was a shocking but
much-appreciated experience for the clients, both of whom
had previously worked with me on projects.  I charged a
whopping $0.00, a substantially better price than the
executive career coaching services had charged.  These
"marketing directors" had absolutely no idea what
executives value, how they think, or what would make a
candidate attractive to them.  The resumes were full of
false bravado and hot air and did not in any way reflect
the fine personalities and genuine executive potential of
the candidates.

Your resume is your calling card.  It's your voice to
prospective colleagues, and it impacts your reputation
before you've even had a chance to make one in person.
Don't hand the responsibility for your voice to a
near-stranger.  In this arena, I know of no way to take a
shortcut that doesn't shortchange.  Do the hard work of
writing your own resume, and give it to trusted colleagues
and advisors for feedback. You can't travel light on the
front end of a job search, but you sure can save yourself
months of delays and wasted time later by doing the hard
work now.

If you've personally used an outstanding executive-level
resume writing service, I'd love to hear about it.  For
now, though, my recommendation is this:  resume writing
services may be helpful for individual contributor jobs or
for those who struggle a great deal with English - although
I have my doubts -- but proceed with extreme caution if the
hiring manager for the job you want has a title that starts
with Partner, Chief, or Vice-President.

How Can You Take Advantage of the 0% Capital Gains Rate?
The capital gains rate for certain taxpayers will drop to
0% for tax years 2008 through 2010.  How can you take
advantage of this 0% capital gains rate?

First, let's review the capital gains rate in general.

Gains from sales of personal investments held for more than
12 months generally are taxed at the capital gains rate
which is 5% or 15%.  The 5% capital gains rate is available
only to those whose ordinary income is taxed at 15% or
less. The 15% capital gains rate will remain effective
through 12/31/10 (barring any changes to the law prior to
that time). The 5% capital gains rate will continue through
12/31/07; then the rate drops to 0% for tax years 2008
through 2010.

The 15% income tax brackets will be higher in 2008 as the
IRS makes its annual adjustment for inflation, which will
be announced later this year. However, to get an idea of
who may qualify for the 15% and under brackets, currently
in 2007 a married couple filing jointly must have taxable
income (which remember is all of the taxpayer's income less
their itemized deductions) of no more than $61,300; and for
a taxpayer with a filing status as single, the cutoff is
$30,650.

Next, let's review what is a capital gain.

The reduced rates for long-term capital gains generally
apply to the "adjusted net capital gains", which include
net long-term capital gains (the excess of long-term
capital gains over long-term capital losses) less any net
short-term capital loss (the excess of short-term capital
losses over short-term capital gains). This excludes sales
of collectibles (such as art work), qualified small
business stock (also known as section 1202 stock), and
unrecaptured 1250 gains (which result from the sale of
depreciable real property). These gains also include
qualified dividend income ("QDI"), dividends from domestic
corporations that qualify for the 15% tax rate. For most
taxpayers the adjusted net capital gains is merely the sum
of net long-term capital gains from real estate, stocks,
bonds, and mutual funds, plus any QDI.

Now, let's review how to determine which capital gains rate
is used.

In order to find out which capital gains rate (5% or 15%) a
taxpayer's gains are subject to, begin with taxable income
and then subtract the capital gains received during the tax
year.  Subtract the difference from the maximum tax bracket
amount (e.g., $61,300 or $30,650).  The result is the
amount of capital gains subject to the 5% rate (or 0% rate
in 2008), with the remainder subject to the 15% rate.

Of course, if taxable income without capital gains is
greater then the taxpayer's 15% ordinary tax bracket, then
all of the capital gains are taxed at the 15% rate.
Conversely, if taxable income including capital gains is
less than or equal to the taxpayer's 15% ordinary tax
bracket, then all of the capital gains are taxed at the 5%
(or 0% in 2008) rate.

Let's take a look at a few examples of how the calculations
work.

1. Suppose a taxpayer filing under the "married filing
jointly" status has total ordinary income of $36,100
included in taxable income plus adjusted net capital gain
income (ANCGI) of $25,000 for a total taxable income of
$61,100. Since taxable income is less than the cutoff of
$61,300 (see above), all of the ANCGI is taxed at the 5%
rate for 2007, and would be taxed at 0% if they had this
income in 2008, 2009 or 2010.

2.  Suppose, instead, that the taxpayer filing under the "
married filing jointly " status has total ordinary income
of $65,000, and ANCGI of $35,000, for a total taxable
income of $100,000.  Since the ordinary portion of the
taxable income is greater than the cutoff for the lower tax
bracket, all of the ANCGI is taxed at the 15% rate.

3.  Finally, let's say the taxpayer filing under the
"married filing jointly" status has ordinary income of
$43,100, and ANCGI of $60,000, for total taxable income of
$103,100.  Since ordinary income is less than the maximum
taxed in the 15% regular tax bracket, part of the capital
gains will be taxed at 5% (0% for 2008).  The amount taxed
in the lower bracket is $18,200 ($61,300 - 43,100).   The
remaining capital gains of $41,800 [$60,000 - 18,200] are
taxed at the 15% rate.

Let's go over the cautions to consider in your planning.

Caution #1: The kiddie tax

When Congress first passed the bill to lower the capital
gains rates, there was a huge loophole. Taxpayers could
gift appreciated stocks and mutual funds to their teenage
children, who are usually in a low tax bracket. Then the
teenagers could sell the investments at the 0% rate in 2008
and pay no tax on the gains. Lawmakers took exception to
this planning, noting that the intent of the bill was to
allow retirees to pay a lower rate on investments they may
need to cash out.

In response, Congress broadened the "kiddie tax", which
kicks in when a child's investment income (such as interest
and capital gains) exceeds a certain level. This investment
income is then taxed at the parents' top marginal rate.
Currently, that level is at $1,700, so any investment
income received by children in excess of $1,700 is taxed at
their parents' tax rate.  In the past, the kiddie tax
applied to children under the age of 14.  It has now been
raised to include those younger than 19 and up to 24 years
old if the child is a full-time student.

Caution #2: AMT

Regardless of the potential benefits possible from the
favorable capital gains rates, be aware that the
Alternative Minimum Tax (AMT) may eliminate any potential
benefit. As a taxpayer "cashes" out investments to take
advantage of the favorable rates, the additional income,
even if qualifying for lower tax rates, could push the
taxpayer's overall income into a higher bracket, which
could trigger the AMT and effectively negate the benefits
of the lower capital gains rates.   Seem complicated?  It
is.  We strongly recommend you review all AMT and capital
gains issues with your CPA/Tax Coach.

What are the planning opportunities?  Who stands to benefit
the most from the reduced capital gains tax rate?

Adults who provide financial support to their aging or
retiring low-income parents. Gifting appreciated capital
assets such as stocks or bonds instead of cash, can be a
good way to provide them with extra income. Taxpayers can
gift up to $12,000 a year per person with no gift-tax
consequences.  If married, a taxpayer and spouse may give
up to $24,000.

Retirees with investment accounts. The capital gains breaks
do not affect the withdrawals from tax-deferred retirement
savings plans (i.e., IRA's). But if the taxpayer is retired
(retiring) and owns stocks, bonds, or mutual funds, the
2008 tax year may be the time to sell.

The Hidden Secret to Leadership Success
Think back to when you first starting working in your
profession. There was quite a bit of variance in the talent
and intelligence of your many peers, wasn't there?

Now that you've moved up the food chain, the variance isn't
so big, is it? After a certain point, talent and
intelligence alone won't help you get ahead. It's the mind
game that counts. You can psych yourself up or psych
yourself out.

One tool I've used with clients for many years is from the
world of sports psychology. I first learned this tool from
Dr. Rebecca Kraus, a sports psychologist for the Olympics
and a superb trainer at the Center for Creative Leadership.

I've modified the approach just a bit over the years for
pragmatic reasons. When you're having trouble with a
particular performance (say, you repeatedly clam up in
important meetings) or you just want to improve a skill
(like putting), give it a try.

There are five steps and I do recommend that you do them
all:

1. Pre-Performance: This is like a rehearsal. Go through
the entire performance in your mind, as close to real time
as you can get within the confines of your schedule.

2. Pre-Act: immediately before the performance, visualize
the performance as if on fast forward  3. Performance

4. Post-Act: immediately after the performance, remember
the performance as if on fast forward

5. Post-Performance: remember the performance more slowly,
analyzing how you did and identifying any needed changes in
your performance

To get the most value from the visualization process, try
the following:

* Visualize yourself in the actual room, on the putting
green - wherever you will be performing.

* Imagine the entire situation with vividness and clarity.

* Imagine the feel of the action, what it would really be
like to be in the meeting or on that putting green right
now.

* This is not an exercise in perfectly predicting the
future - just take reasonable guesses about what will
happen, what others will say and do, how they will respond,
etc.

* Succeed mightily during the rehearsal. If you start to
fail in the rehearsal, rewind and do the failing part over
until you are successful.

* Take a few deep breaths before visualization and again
before the performance to relax. Unclench your fists, too.

* The night before the event and the morning of the event,
relive your best previous performance. If you have not yet
had a successful performance, relive a different successful
performance that is in some way similar.

Now, get out there and knock their socks off!

How To Stand Out At A Trade Show
Think of the last time you were on the midway at a state
fair. Every booth was brightly colored, full of interesting
things to see, do, and win. Hawkers yelled: "Step right
up!", "Three tries for a dollar!", "Win a stuffed bunny for
the lovely lady!" Lights flashed, kids ran around, and
everyone seemed to be talking at once.

A trade show is like the midway at the state fair.

There may not be quite so many stuffed bunnies at a
business trade show, but the level of noise and distraction
is just about the same. There are lots of other businesses
competing for your customers' attention, all with product
demonstrations, service information, and free giveaways. On
top of that, there may be speakers, new technologies to
play with, raffles, food booths, and networking
opportunities.

How do you make sure that your company doesn't get lost or
overlooked in all the noise and commotion?

And how can you make sure that your (not-small) investment
of time and money will pay off for your company? That you
won't end up sitting alone in your booth for hours, wishing
that someone would stop in and talk to you?

The answer is in the pre-show preparation.

If you're setting up a display at a trade show, you have to
do more than just pay for a booth space, put on a nice
outfit that morning, and walk in the door for your company
to get real results. You have to think about how you'll cut
through all the "noise" to get in touch with your target
audience.

What do you have to do to prepare?

1. Create a strategy. Saying "I want to go to this trade
show and get customers" is fine, but that's every vendor's
goal. You need to create a real, measurable goal for the
show before you even sign up.

Ask yourself things like: Why am I here? Am I promoting a
particular product or new service? Am I trying to grow into
a particular target market? How many people do I want to
connect with? What types of people do I want to talk to?

Then, check the show you're thinking of against these
goals. You'll want to make sure that enough people will be
there, that they're in your target audience, and that you
have a reasonable expectation of getting a good return on
your investment.

2. Determine the one (or two) things you really need to
tell people about. The people you meet at the trade show
will be distracted. They'll be tired (or soon-to-be tired).
They may be far from home. Their feet will probably hurt,
and their arms will be full of promotional trinkets,
brochures, and paper they're planning to recycle just as
soon as they can find a bin.

These are definitely not ideal conditions under which to
meet new prospects. Don't freak them out further by trying
to tell them everything you can do for them and every
detail of your offer.

Decide before the show what might be most appealing to the
show's attendees—you should be able to get demographic
information about them from the show's organizers when you
sign up. Then plan your strategy and marketing materials
for the show around promoting that one aspect of your
offerings.

3. Set the stage for follow-up. You probably won't make a
big-ticket sale at a trade show. You'll be lucky to make a
small-ticket sale unless you're selling products, but even
then, it can be hard to get prospects' attention long
enough for them to pull out their credit cards.

Instead of aiming for an immediate sale, set up a system to
get your visitors' contact information and follow up with
them later. This may be as easy as a fishbowl drawing for a
prize with a disclaimer that all entrants will be
subscribed to your email newsletter. Or you could offer
short free consultations to those who sign up. You could
also give away an article or report to be emailed to
visitors after the show.

Any of these systems is inexpensive, gives you a way to get
visitors' emails and/or phone numbers, and provides you
with an excuse to follow up later to talk about your
product or service—when your prospect is less distracted
and overwhelmed.

4. Consider a promotional item. You may need to give out a
promotional item to get trade-show zombie-people into your
booth. If you do, then make sure it stands out—that it's
not just another pen or mini candy bar.

Standing out doesn't mean that an item needs to be
expensive. Some of the best and most sought-after items
I've seen at trade shows have included hand-held paper fans
(it can get hot in convention halls), massage lotion to
soothe tired feet later that evening, and good-quality bags
to hold all the "stuff" people tend to accumulate at these
events.

Just make sure that whatever you give away has some value
to your booth visitor and makes sense for your business.
That way, it will be less likely to be thrown out after the
show and more likely to make you memorable.

5. Wrap it all up with your booth design. There will be
visual chaos at the show. The lighting will probably be
less-than-ideal. So you'll want to design graphics and
signs for your booth that are easy to see, easy to read,
not too busy, and that reinforce your brand.

Your first step is to ask the organizers if you need to
bring a table and booth structure or if one is provided. If
you need to bring one, be sure to source supplies and make
delivery arrangements well in advance. If one is supplied,
ask about attaching signs, banners, and graphics to the
structure. Ask if materials to hang them will be provided
and if there are restrictions on attaching stuff to the
booth. You don't want to show up with a roll of duct tape
and discover that you'll be charged a big damage fee if you
use it.

Then, plan to print large-format graphics for the booth.
You'll want to include your logo and simple text about your
offering. Keep this very simple—most people won't slow down
while walking by, so you won't have long to catch their
attention! You can also consider using photos, but you'll
need very high resolution pictures to get good printing
results on large graphics, and that can be expensive. Be
sure that your booth graphics match your Visual Vocabulary
as well.

Also, consider using freestanding or tabletop easels and
printing posters. Get the posters mounted on foam core
board and display them around your booth. These are
especially effective near the front of the booth for
visitors who can't read text that's far away.

Decide the marketing materials you'll bring with you.
Again, base this on your goals and the one or two things
you need your visitors to know about at this show. Don't
take every piece of collateral you've ever created and
spread it out on the table, because that will only make
visitors uncomfortable.

Don't forget about decorating the top of your table. Ask
the organizers if tablecloths will be provided, and if so,
what color they'll be. If they're not provided or the color
doesn't compliment your brand, you'll want to get a
tablecloth for your booth. Consider putting a nice vase of
fresh flowers on the table top, or a bouquet of balloons to
add inexpensive color.

Think about how you'll display your marketing materials and
promotional items. Should you lay them flat? Stand them up
in acrylic holders? Fan them out or stack them up? You may
want to try several arrangements until you find the one
that's most visually pleasing.

Also, think about how you're gathering follow-up
information—do you need to highlight a fish bowl for
business cards or display a stack of response cards?
Choosing the right place and way to display these items can
really affect your response rate.

Finally, consider how the booth will look throughout the
course of the event. As people take marketing materials,
pillage your candy bowl, and pick up promotional items,
your booth may start looking messy. Straighten it up from
time to time to keep it looking professional.

These 5 preparatory steps will help you cut through the
craziness and clutter at your next trade show. And, then
instead of wishing for visitors, you'll find that your
booth is packed like the "win a bunny" booth on the midway
at the fair!

Lenders Finally Abandon UK Buy to Let Landlords
Banks are making it almost impossible for new entrants to
the buy to let market to obtain a financially viable
mortgage. The credit crunch is hitting lenders hard and in
response, they are hitting the buy to let landlord even
harder. The number of mortgage products available has
decreased by almost 75% since April 2007 and this decrease
shows no sign of stopping there.

HBOS, who is the owner of a number of lenders including the
Bank of Scotland and the Halifax, to name just two, has
recently taken steps to effectively price itself out of the
buy to let market.  The other big lenders seem set to
follow suit and "shut up shop," for all but the most risk
free investments.  They seem set to abandon the buy to let
investor until the property market shows serious signs of
turning around.

The rates that are being offered to UK buy to let landlords
are becoming so unattractive that it is causing many to
either seek a buyer for their portfolio or decide to hold
and not consider buying any new property or refinancing
their current portfolio until things get back to some form
of stability.

Banks seem to have made a conscious decision to effectively
price the novice or first time landlord totally out of the
buy to let market.  They are doing this by asking for
larger deposits and changing rates to be so high that it
makes it almost impossible for the first timer to see the
value or profit in investing.

What are the options currently available to investors?

1. Many investors are now looking more seriously at buying
overseas properties

2. Investors are holding onto their properties and not
buying any more and not refinancing their current portfolio
until the economic climate changes.

3. As an alternative to investing in buy to lets, investors
are turning their hand to developing properties instead.

4. Investors are putting their money into other potentially
lucrative investments; in particular some are trying their
luck at venture capitalism.

5. Investors are having to travel further than their local
community and really seek out the undervalued properties,
that can still be found in certain parts of the UK. They
are then getting themselves the best mortgage deal they can
and sitting it out until the market turns around and they
can refinance to a better rate and draw out some equity.

Is there any good news?

For the experienced UK buy to let landlord who has a
surplus of cash, there are some great bargains to be had.
There is less competition at the moment, which means that
those investors that have the cash and the knowledge to
weather this storm are in a very strong position.

Home owners that have to sell their home are finding it
difficult to sell.  Hence, the opportunity for investors to
pick up many BMV properties that previously they where
finding it difficult to get their hands on.

At the moment surveyors don't seem to have a grip on what
the real current market value of property is and in certain
situations this can open things up for the discerning
investor to pick up a bargain.

Any property investor, including the first time investor,
that is prepared to do double the work to find the bargain
properties and then is prepared to live with perhaps a
couple of years of higher mortgage rates, in a few years
time when they refinance, will potentially see huge gains.

The bottom line is that while many analysts are predicting
doom and gloom, there are always those landlords that will
thrive in adversity.

The question all investors, new or old, have to currently
ask themselves, is do they see opportunity or just a black
hole in the current buy to let market place.  If it is a
black hole, then they are destined to find life difficult
over the coming months; however, if it is opportunity, then
they maybe amongst the few investors that thrive and
actually love this kind of uncertain property market.

Lenders do seem to be abandoning the large majority of UK
buy to let landlords; yet, what they are also doing,
perhaps unintentionally, is separating the men from the
boys, the strong from the weak, the experienced from the
novices and the low risk investors from the gamblers.
