The answer depends on what level you are at in investing in
foreclosures. If you have the backing and know what you are doing,
you could buy at the auction. You MUST do your due diligence though.
I'll never forget seeing a bidder after the DuPage Auction one day,
in the Recorder of Deeds Office checking out the property she just
bid on.
She had unwittingly put 50K non-refundable certified funds on a 300K
2nd Mortgage thinking she had just put it down on a 1M SFH where the
1st was foreclosing. Now she was in the position of
1) Taking another 250K in 24 hrs to buy the lien, protect her 50K,
take over the property subject to the existing mortgage (if she could
work out a deal for the deed from the homeowner), bring the 1st
current, and own the home at FMV with no equity.
2) Kiss the 50K goodbye.
OR
3) Begging the bank for their 50K back.
She was frantic and it was sickening to watch.
You could also narket them before the sale and make a deal with the
homeowner(s).
I personally work with folks in the greater Chicagoland area in "door
knocking" preforeclosures myself.
