Hi guys! Guess I'll be the lucky first to post here!  We called our
realtor tonight suggesting a Single Payment Note on a home we had
been looking at.  I was quite surprised at his reaction... I thought
the poor guy was going to have a heart attack trying to convince me
that we had wasted all our money and time on this course. I truly
did see Adam dropping that red pen --- and then I saw myself up on a
ladder looking down at the realtor. This is going to be heck of a
ride, guys... HOPE YOU CAN KEEP UP!  LOL.

Looking forward to seeing you all again & sharing some ideas and
learning experiences!

I too have run into red light realtors, it's too bad most realtors
come pre-packaged nice and neat in a "conventional" box. The best way
to persuade a critic is to ignore them and stay true to what you know
to be true.

We should have a little contest amongst the class. Let's see how many
of us can make our first deal before the end of the year and to
narrow it down, let's have three overall winners:
1)who makes the most deals
2)who makes the most money
3)who helps the most people better their lives because you are now a
Realeste Investor

I just learned something I wanted to pass along - alot of you guys
might know this, but I did NOT, so I thought there's a chance that
others of us might not have known either...

I just learned that METH LABS put out a strong chemical odor that is
somewhat like cat pee or ammonia. Cost of abating: approx 15k and
NOT covered under insurance.

Dave & I are looking at a duplex in "felony flats". Cash flow is
very good - however, when we looked at unit, there were candles
burning and a cat in residence, and Dave mentioned cat pee smell (I
think I was too excited to even notice, as I really LIKED the duplex
AND the renter and I didn't expect to!...). We were wondering how we
were going to throw the cat out... BUT it turns out that might be
the LEAST of the problems! We will do some due diligence on this
BEFORE we place our offer.

Information is money - hope this helps someone!

Is anyone else in the process of placing offers - and has anyone
hooked up with a mentor yet?  We are meeting with money man today -
and will be placing 2 plus offers by Christmas.  HIP HIP!!!

I'm just checking out this board for the 1st time.  Looks like it may
be brand new?

I'm currently in the market for a multi-family unit in Spokane.  I've
lived here for 2 years now after moving from Seattle.  I still own a
duplex over there.

Any tips on neighborhoods to avoid would be great.

FYI: I'm also a mortgage broker working with 150 banks & doing
business in 18 states.  I too have about 3 banks offering 100%
financing to investors.  Here are the details:  660+ credit full or
stated doc; 6 months reserves in the bank (plus any closing costs);
future rents are included in the income calculation as provided by
the appraiser's "market rent analysis"; there is an optional "soft"
pre-payment penalty of 2 or 3 years (soft means you can sell w/out
penalty, but cannot refi); available products are: 2, 3, 5 year ARM's
with interest-only options, or the standard 30, 20, or 15 year fixed;
no mortgage insurance.  The optional pre-pay penalty means you can
easily flip properties if that's your thing.  You can check me out

PS-- Feel free to ask me questions if needed or I would love
to give you a second opinion on financing options.  I encourage people
to shop around as much as possible.  Keep in mind that a lot of
"bankers" leave out their program's "negative stuff" until the last
minute. The trick is to ask as many questions as possible...

There are good buys on duplexes in NW Spokane area.
But avoid the Felony flats area as much as you can.

Well this is our furst time on this and thanks to all of you for the
information yu are supplying. Yes we have our mentor and have our
furst scheduled meeting next week, but I will be contacting him
tomorrow as we have many questions and want to keep moving
forward...M-5 Baby..M-5

We made our first offer since class on December 12th and got the PSA
signed around by the 13th. Not bad since my partner was in Phoenix
and 1/2 of the selling party was out of town as well. It is a
duplex, very clean and brick exterior scheduled to close January
10th!!

We are excited as we have made 3 offers on other properties that
never got anywhere.

We look forward to seeing you on Wed the 22nd!!

HURRAY for you guys, Patti & Greg... I can't wait to hear the
details of your purchase!!!  We have put in 2 offers - 1 is in
backup position on 6 condos in Mead area & one is a four-plex that
we should hear on tonight.  The real problem is, these are pretty
typical offers, nothing that was learned in class really - except to
just DO IT!

We have not gotten a mentor yet, and are starting to chomp at the
bit!  I will be calling down there today to see if I can't get
things hurrying along!

Very much looking forward to our group getting together!

ps: we ALMOST bought a duplex in felony flats... but thought for our
first few, we are going to steer clear from that area, at least

We also had our first session w/our mentor and were very
encouraged!

We just had a building inspector out to the 4-plex we were buying...
we will be bringing a stack of his cards down to our next meeting,
as we were very impressed by the guy.  Unfortunately, we have had to
recind the offer on the 4-plex... the inspector found some very
major problems... both in the attic (no ventilation which lead to a
complete roof replacement necessary) and in the crawl space... some
standing water problems that was "fixed" by the owner...

We are very bummed, but relieved to have found out now instead of
later... and it's on to the next property!

Hey Investors,

Hope everyone had a wonderful holiday season and have included your real
estate goals for your 2005 New Years Resolution.

Our last meeting was a great success!! We had a good showing and incredible
discussions. We talked about individual goals as well as group goals. We
collectively decided to meet the first and third Thursday of every month for
now.

We are very greatful to Martha Ann Harsh for allowing us to use her facility
for our meetings. Not all meetings will take place there but we will let you
know the location in advance. This Thursday is our next scheduled meeting,
we are planning on meeting at 6:30 pm to start the M-5 videos. Hope all can
make it.
