We offer loan amounts from $300,000 to $3 million Nationwide. Loans are available with either fixed or adjustable rates, all with 30 year amortizations. The program requires no tax returns, no seasoning of assets, and can use proposed leases in the event of current vacancies. The application process is simple requiring few documents in order to qualify. Both investor and owner-user properties accepted. Higher loan amounts approved on a case-by-case basis.

We go head-to-head with conduits, local savings banks and other portfolio lenders and our flexibility, creativity and quick turnaround time set us apart from the pack. We offer loan amounts from $500,000 to $10 million with rates starting at 6.00% (smaller/larger loan amounts are considered). These loans are either 20 or 25 fully amortizing loans (30 year loans are available), prepays allow for 20% of the loan balance to be paid down in any twelve (12) month period without penalty and all loans are assumable for a 1% fee. The most desirable property types are multipurpose. Special-use properties are acceptable with LTVs in the 50%-60% range. Ground leases, Land, 1-4 residential buildings, and mobile home parks are not eligible. This program is available via both wholesale and retail channels.
