As of march 1st investors will be allowed to have up to 10 properties financed provided they adhere to the following guidelines.

Along with adhering to the loan to value and credit requirements there are a few other guidelines that must be met in order to obtain financing.
*Borrower(s) cannot have any bankruptcy or foreclosures within the past seven years (no exceptions)
*Borrower(s) cannot have any delinquencies within the last 12 months on any mortgages loans.
*Borrower(s) must have 6 months reserves on any investment property and 2 months reserves on any second/vacation home.
*All rents received must be fully documented with 2 years of federal tax returns. If the property was acquired after the last tax year then a fully executed lease and documented security deposit is required.
