I have always been very interested in real estate and my wife and I would love
to one day work together in our own real estate investment company. My main
interest in residential homes, mainly flipping homes. I am just hoping to gain

Hi Peter. I was part of the group that started OmahaREIA. It's too far for me
to attend meetings but I'm still on the e-mail list. I suspect it has evolved
enough that I wouldn't recognize it. I don't know of any groups in Lincoln.
Would you consider trying to start one? It may be too far away for you to
participate but I thought I would ask. I can do some research........maybe
there's one here I don't know about.

Along with adhering to the loan to value and credit requirements there are a few other guidelines that must be met in order to obtain financing.
*Borrower(s) cannot have any bankruptcy or foreclosures within the past seven years (no exceptions)
*Borrower(s) cannot have any delinquencies within the last 12 months on any mortgages loans.
*Borrower(s) must have 6 months reserves on any investment property and 2 months reserves on any second/vacation home.
*All rents received must be fully documented with 2 years of federal tax returns. If the property was acquired after the last tax year then a fully executed lease and documented security deposit is required.
