I am seeking a buyer or investor interested in Assisted Living
Facilities. I currently own an apartment complex and in the process of
converting it to Assisted Living. It was an Assisted Living Facility
prior to becoming an apartment complex. Zoning changes and state
licensing are onboard and made inspections and approvals. I have the
numbers available and a company that specializes in the operation of
Assisted Living Facilities, that will contract to run it.

My partners want out and we have decided to sell. This is a great
opportunity for someone to make a future nice cash flow and
appreciation. We estimate the ability to have 20 beds, along with
housing for staffing. Asking price is $1.3 M. The property needs less
than$100K to complete the conversion. Estimated value upon conversion
and stabilization is approx. $2 M. The facility is located in St
George, Utah, and a recent study shows a need of 60+ more beds needed in
the county.
