ABOUT OUR SECURITIES-BACKED LOAN PROGRAMS

Though verification of ability to service the interest-only payments in the form
of a simple personal financial statement and other methods is used to comply

securities used as collateral along with the borrower's preferences.

HedgeLender LLC borrowers can tap their securities for a variety of purposes
including business ventures, debt restructuring, high-end luxury purchases,
margin debt resolution, funding college education or real estate investments to
name but a few. The proceeds of these loans may not, however, be used to
purchase more stocks or other marginable securities per U.S. Federal Reserve
Board regulations.

Depending on the volatility of the collateral, our borrowers can receive up to
85% of their portfolio value (95% for Treasury bills) in a feature-rich, often
limited recourse loan structure. With most limited recourse (also called
"nonrecourse" loans), should the client declare default, there will be no other
claims on client's assets beyond the surrendering of the collateral shares and
no negative effect on the borrower's credit. Surrendering of the collateral
shares, regardless of how much they are worth, constitutes complete fulfillment
of the loan obligation in these structures.

Interest rates vary depending on several factors but start at 4.35% in an
interest only structure paid quarterly for our mainstay Premier program.

There are three packages available:

1. $351 Million Approximate Total Value of Prime Residential Land Lots, Luxury
Waterfront and Residential
Development Parcels, Hospitality, Office, Industrial and Retail Assets Located
in Florida, Texas, Hawaii, New Jersey, Oregon, Missouri, Washington, Kansas and
New Mexico. The Indicative Bid Dates are staged from December 11th to December
17th, 2009.

2. $46.2 Million Approximate Total Unpaid Principal Balance of Performing and
Non Performing Loans and REOs Secured by SFR and Condominium Real Estate Assets
Located Throughout Mexico (the "Loan and REO Sale"). There are a total of 146
SFR, Condominium Loans and REOs which are being made available to prospective
bidders through four different loan and REO pools. Indicative Bids are Due by
December 8, 2009.

3. $144,000,000 Approximate Total Unpaid Principal Balance of Predominantly
Non]Performing Loans located in Florida and Alabama. This Sale provides
Prospective Bidders with an attractive opportunity to purchase these valuable
assets at current market values. In total, this sale represents 20 Loan and REO
assets with an aggregate value of $144 Million. Other attributes of this Sale
include:

*Substantially completed, new construction and condo conversion properties
*Fractured condominium projects generating in place income as rental properties
*Well located infill residential and commercial land assets

The Indicative Bid Date is 12/10/09.

Asset Sale Advisor is soliciting indicative bids (gIndicative Bidsh) from
prospective bidders (gProspective
Biddersh) for the Assets pursuant to the critical path timeline and conditions
contained herein. Bidders must complete all due diligence prior to bidding.
Carlton, in conjunction with the Seller, will then select final bidders (gFinal
Biddersh) to complete final due diligence prior to submitting non-contingent
offers with executed Loan and/or REO Sale Agreements (gAsset Sale Agreementh).
Hard deposits in the amount of 10% of the bid purchase price are due within 24
hours of being notified as a winning bidder. Additionally, the executed Asset
Sale Agreement must accompany the bid. Outlined below is a summary of the loan
and REO assets being offered.

This was sent by a close associate of mine here in FL and they need an investor
ASAP!!!

I am looking for a loan of $550,000.00 to close my leasing contract with buyer
on Phase One (1) and Two Phase (2) and I am looking for a loan of $2,000,000.00

8)       Promissory Note with my company of your guaranteed return of 80% if in
first position of the first loan of $550,000.00

9)       Letter from developer verifying that I would get 50% of deposit if
buyer cancels we could add you to receive your compensation from title company
if buyer falls through as well to ensure the safety of your investment.

10)   My business license

11)   My real estate license- No complaints on either of 10 or 11

12)   Character References of folks whom I have borrowed money from and paid
back quickly and have done business with for 5 years or more or currently- Phone
numbers

13)   Synopsis of Deal should have been sent already with compensation package
enclosed

14)   Bio of My Accomplishments- ie team leader of KW for 300 agents #1
recruiter and sales for five years, #6 salesperson in all of Re/Max currently


You are not investing in Real Estate. It's only a loan a short term loan to get
the leasing contract from china buyer. My friend has a 2.7 Million Dollars
performance bond that is available to her on January 31st, 2010. She will but
you on this bond as a lien holder, guaranteeing protection on your money plus
interest.
