What is the best scenario for a newcomer? I have been struggling with my start up and I do have a RE background by never did residential or commercial before. I do have a registered company and have been self-trained with DVD course. Seems like most of the opportunities to team up with others are out of NY. I do live in Queens, NY.
Here are the choices?
1. Join a commercial net branch in another state (I am in NY)
2. Startup my own company and co-broker with an established company out of state
3. Join up with Interbay or some other well structured company who gives the training and be independent.

Sharon,

If you can't walk across the office and sit down with a senior broker
to discuss your particular loan, why would you share your income?
What value is he adding?  I think joining a Florida firm is a bad idea.

I love the idea of doing SBA loans in today's market.  It's all about
government loans these days.  Churches are okay too.  The reality,
however, is that you won't get enough leads in the early years to be
able to pick and choose that selectively.

Since I live in NY, does it matter who I partner with, i.e. company in FL? They say I can originate nationwide. I would work under their company name. I am a starter, so I figure this is the best way to start. Is church loans and SBA financing good niches to start with?

Sharon,

If you live in or near New York City, I would recommend joining Les
Agisim at TCRM Financial in NYC.  If you live in rural upstate New
York, you can just work out of your home.

You'll need 8 - 10 leads per day.  To get them, build yourself a
mailing list of referral sources and either snail-mail or e-mail them
a newsletter every week or so.

What is the best way to start as a CM Broker? Should I join a net branch or just sign up as a broker with  C-Loans? I have been somewhat trained with using DVD courses and have some RE background. I am in NY. I am ready to get going this week...Any ideas on getting a website up, i.e. vendor?
